There is a vacant lot (approximately 2.4 acres)  located on the West end of Ventura, that has just gone up for sale.  The City of Ventura is thinking of buying this land and making it a park.   This lot has several owners that could not quite see eye to eye on what to do with this lot and that lead to a mediation hearing where a judge ruled it should be sold and proceeds divided among the owners. This lot is centrally located in the west end of Ventura and is surrounded by bungalow type homes which are common to this immediate area. The Westside Community Council would love to see this lot become a  park on the West end of Ventura, but it may not be that easy to say "yes" without some conditions to the "yes". In order for the City of Ventura to buy this land, the  city may have to tap i...

o where are we in this Real Estate Meltdown?  Below is an illustration of the Ventura Real Estate Trend since 2003. This data was collected for Single Family Homes only and the ocean front homes were excluded.  It is important to remember that these are average sold prices and the higher priced homes can skew the average a bit, however it still gives us a good  insight into the Ventura Real Estate Market. Overall, the trend shows on average the Ventura Real Estate Trend maybe fighting to head in the upward direction, however I do believe the growth will be slower overall. As Warren Buffet says, it is a great time to buy Ventura Real Estate while it is still close to 2003 prices and Ventura is a great place to live, with its mild temperature and clean air, proximity to the ocean or mount...

Ventura County's first pediatric intensive care unit opened Tuesday in Ventura, The pediatric intensive care unit opened at the Ventura County Medical Center in Ventura on Tuesday, February 14th.   The 6 bed unit will mean that Ventura County residents with critically ill children will no longer have to go to Los Angeles for care. The unit was built on the third floor, where adult intensive care formerly was located. The adult unit moved to a new building next to the old one. The renovation took time, as did the hiring of nurses and technicians to staff the unit. The unit's director is Dr. John Marcum, After graduating from medical school at USC, Marcum completed a fellowship in critical care at Children's Hospital Los Angeles, where he saw what happened to families from outside Los Ang...

Trying to Time the Market?.....   fuhgeddaboudit!Trying to time the real estate market in Oxnard, CA.  is a game you can win only only by coincidence or luck.Unemployment remains a concern. An increase in the number of new households is predicated on an increase in jobs. Even if we have seen the worst of the recession, most analysts believe the housing recovery could be rocky for years. A quick turnaround is probably not on the horizon. What is for sure right now are the ‘not seen for decades’ low interest rates. What is for sure right now are lower home prices. It is really quite simple. You need to do what is best for you Right Now. Sometimes it is just better to cut your losses and Move On Sometimes if you sell Right Now and lose some of that equity, you will make it up in the lower pr...

The Ventura Real Estate Market Absorption Trend below shows that inventory levels are keeping this market in a Sellers Market.  One needs to remember that this is an average of all the Single Family Homes sold in Ventura and most of the homes sold are in the lower price range and the lower price range range homes do get multiple offers, which many times the final sold price comes in above list price. The higher price range may still be subject to price adjustments.   Single Family Homes for sale inVentura

Ok, I have been living in Ventura CA for 23 years and you would think I would take the local weather for granted, but today is January 25th and back in Milwaukee WI where I grew up, that usually meant cold weather outside, but today in Ventura CA, it was a balmy 70 degrees with bright sunshine. It is still difficult to remember that it is January, when it feels more like summer, but this Ventura gal is not complaining.. no not at all!
