The Ventura Real Estate Market Absorption Trend below shows that inventory levels are keeping this market in a Sellers Market.  One needs to remember that this is an average of all the Single Family Homes sold in Ventura and most of the homes sold are in the lower price range and the lower price range range homes do get multiple offers, which many times the final sold price comes in above list price. The higher price range may still be subject to price adjustments.   Single Family Homes for sale inVentura

Ok, I have been living in Ventura CA for 23 years and you would think I would take the local weather for granted, but today is January 25th and back in Milwaukee WI where I grew up, that usually meant cold weather outside, but today in Ventura CA, it was a balmy 70 degrees with bright sunshine. It is still difficult to remember that it is January, when it feels more like summer, but this Ventura gal is not complaining.. no not at all!

Fire Station #4 located in East Ventura was closed in July 2010 because of budgets cuts, now thanks to a  $2.3 million federal grant that's paying for its first two years of operation it is in full operation. To receive the grant, the city had to agree to keep it open a third year, which Ventura plans to do by tapping its ambulance fund. The cost to keep Fire Station #4 located in East Ventura running  costs $1.2 million a year. During the time that this fire station was closed,  the fire department still held training exercises there and kept up the mowing and landscaping. Nine people will staff this Ventura station, with a captain, an engineer and a firefighter/paramedic each being part of the three rotations. Station 4 opened more than 50 years ago and is one of six stations in Ventu...

Below is an illustration of the Ventura Market Statistics for 2011 and I have compared those with 2010. The data shows that the price for Ventura Real Estate, has decreased by 7.74% from 2010, but it should be noted that the average Ventura list price to Ventura sales price has remained almost the same for both years.   The number of Ventura homes sold dropped a bit in 2011, but nothing terribly alarming.

These Ventura Downtown Parking Meters have certainly stirred up some controversy since they came to be.  All the meters used to be $1/hour, now some of them will be reduced to 50cents/hour.  The Ventura City Council voted last night to reduce the rate on the less used side streets which are Chestnut, Oak and Palm. The price cut for parking is an attempt to even out the demand for parking in Downtown Ventura. Tom Mericle, the Ventura City's transportation manager, said he expects the price cut to result in a slight reduction in the $18,000 a month or so the city has been collecting in parking meter revenue. That money pays for extra police patrols downtown and also has gone toward new lighting in some parking lots, he said. The new prices will take effect March 1.

Father Junipero Serra founded our lovely Mission San Buenaventura located in Downtown Ventura. This statue is located in front of the Ventura City Hall, which used to be the courthouse.  The statue faces down California Street with awesome views of the ocean a few blocks away.

San Buenaventura Mission in Downtown Ventura. That's right, now when you visit the San Buenaventura Mission in Downtown Ventura, your smile will be captured by the new 16 surveillance cameras that were placed around the 6-acre property. It has been some 30 years since the San Buenaventura Mission has received major improvements, however with the help of a grant from the California Missions Foundation, there is greater security for the mission.  In addition to the mission, there is a museum, gift shop and the mission's school, Holy Cross Elementary School. The mission dates back to circa late 1700's, so you can imagine the various artifacts stored and buried on this 6-acre property.  The San Buenavntura Mission in Downtown Ventura gets many visitors each day and the extra security is a w...

How to Recycle or Dispose of your Christmas Tree in Ventura, CA 2011 If your waste hauler is E.J. Harrison & Sons and you reside in the City of Ventura, it is easy for you to recycle your Christmas tree. All you need to do is remove the ornaments, hooks, lights, tinsel, bows, nails and tree stand. Cut the tree into four-foot sections and place in your yard waste barrel on your scheduled pickup day.   Ventura is just one of the wonderful beach communities here in Ventura County.  Much of Ventura is just minutes from some of the counties best beaches as well as the shopping and entertainment destinations.         While the market here in Ventura County is still considered a distressed market, buyers in the Coastal Communities can still purchase great properties (minutes from the beaches) with only 3% down and still pay less for their mortgage than what it would cost them to rent the same property. Right now, Fannie Mae REO's, which are called HomePath (HP) properties, are properties that were foreclosed by a lender where Fannie Mae was the investor. Because Fannie Mae holds these liens, they can revise their own conventional guidelines in order to move these properties out of their ...

Christmas is all around us here in Ventura.  With just one week to go, the air is buzzing with excitement.  One way to celebrate the season is with the Ventura Harbor Parade of Lights.  Beginning tonight (December 16, 2011) at 7pm and continuing through tomorrow evening (December 17, 2011), hundreds of boats decorated with thousands of lights cruise the harbor to show off their holiday spirit with a California twist.
