The Ventura Train Trestle that spans the 101 freeway near the California exit in Ventura has been graffiti-ridden for so long and it is not the first impression that the citizens of Ventura would like to make.  This weekend the graffiti will be gone on the whole expanse of the train trestle. This removal of the graffiti will require shutting down a stretch of the northbound 101 freeway, overnight on Friday, Saturday and Sunday.  According to Caltrans, some 94,000 cars pass under this trestle daily. Below is the illustration of the Ventura Real Estate Market Absorption Trend.  This illustration shows that the average amount of Single Family Homes sold in Ventura on a per month basis has been fairly consistent from 2010 to present. The  number of sold Ventura Single Family Homes did increase in 2011 by 8%. The most startling fact presented by the data is the amount of Ventura Single Family Homes for sale.  Currently, there are only 148 homes for sale in Ventura, and that translates to approximately 2.6 months of inventory which by definition of the Market Absorption Analysis model would put Ventura Single Family homes in  a sellers market.
