Independence Day is less than two weeks away.  That means that it's almost time for downtown Ventura's 4th of July Street Fair.  For 37 years, Ventura residents have been saying "Happy Birthday, America" at this annual day of patriotic fun along Ventura's Main Street (encompassing Fir St, Ventura Ave, Chestnut, Oak and California).  Best of all, it's absolutely free! From 10am to 5pm, residents from all throughout Ventura County descend upon the downtown Ventura area to listen to great live music, visit the arts and crafts vendors and dine on fabulous food from one of the fair's food vendors.  The kids' Pushem-Pullem Parade begins at 10am.  There's even a free shuttle service to take you from the parking lot at the Ventura County Government Center.  Shuttles run from the Center to the f...

Starting July 1, 2012, CA State Assembly Bill 3.41 makes recycling mandatory for multi-unit residential properties and commercial businesses in California.  This legislation applies to all multi-family residential properties with five or more units regardless of the amount of trash generated. To help property owners comply with this new legislation, the City of Ventura and E.J. Harrison $ Sons will provide free assessments and resources to help residents improve their recycling efforts.  The City also has a limited number of “recycling totes” that make it easier for residents to collect and take recyclable items to the white recycle bins. Well Meridians Café & Pizzeria is one of those places Ventura locals go to and unless you know about it, you are sure to miss it because there is no big sign, it is not a fancy smancy black tie attire place at all. For homeowners in Ventura that have illegal units, the time for applying for amnesty isDecember 21 with final approval required by June 30, 2013. Launched last summer, the Second Unit Amnesty Permit Program allows those with unpermitted units to bring what are often called granny flats into compliance with the city’s code and zoning regulations.The program in many cases costs homeowners a fraction of what it would cost otherwise to make the units legal. Below is the illustration of the Ventura Real Estate Market Absorption Trend for period ending May, 2012.  This illustration shows that the average list to sales price was consistently in the high 97% range from 2010 to present.The average sales price did appreciate by approximately 1.4% in the last 3 months from the prior six months.  And the average list price appreciated 1.2% in the same period.The most startling fact presented by the data is the amount of Ventura Single Family Homes for sale, excluding the beach area homes.  Currently, there are only 83 Single Family Homes for sale in  Ventura , and that translates to approximately 1.5 months of inventory which by definition of the Market Absorption Analysis model would put  Ventura  Single Family Homes in a sellers market. The Ventura Train Trestle that spans the 101 freeway near the California exit in Ventura has been graffiti-ridden for so long and it is not the first impression that the citizens of Ventura would like to make.  This weekend the graffiti will be gone on the whole expanse of the train trestle. This removal of the graffiti will require shutting down a stretch of the northbound 101 freeway, overnight on Friday, Saturday and Sunday.  According to Caltrans, some 94,000 cars pass under this trestle daily. If you want fresh fruit and vegetables, you must go to one or both of the Ventura Farmers Market.  In addition to fruits and vegetables, one can find an assortment of fresh flowers or orchids, or a variety of different plants, honey, eggs, breads and there are vendors selling tamales, burritos, etc.Please bring cash, the farmers love small bills, they just are not prepared to break large bills.  No credit cards or checks are accepted, cash is king at the Farmers Market. Interesting statistics to note from the data illustrated below for the Ventura Real Estate Market Report for the month of April, 2012. 22% of the Active Listings are distressed properties (either short sales or Bank Owned), the amount of distressed properties on the market is decreasing. 75% of the Under Contract Listings are distressed properties, this illustrates demand for these properties, resulting many times in multiple offers.51% of the Sold Listings are distressed properties.Days on Market for Active Listings is 153.Days on Market for Listings under Contract is 159.Days on Market for Sold Listings is 157.It is important to point out the shortage of lower priced Ventura properties, creating multiple offers. Now in its ninth year, the Ventura Family Festival in the Park takes place from 9am to 5pm on Saturday, May 12, 2012 at the Barranca Vista Imagination Center (7050 Ralston St).  This free all-day event is fun for the whole family.  There will be face painting, fine food, train rides, community information booths, arts and crafts, science projects and live entertainment.  The day begins with a Kids Swap Meet from 9am to 1pm.  This is a "by kids/for kids" swap meet (under 18 years old).  While new items, food and products that are part of a business are not allowed to be sold here, kids can bring their slightly used clothing, bikes, toys, books, games, etc to sell to earn some extra cash.  Churches and community youth groups also use this as an opportunity to raise money for special event...

The  number of sold Ventura Single Family Homes did increase in 2011 by 8%.
