How did the Ventura Single Family Homes Real Estate Market perform in June 2013? Inventory levels still dominate the state of the Ventura Single Family Homes. This low inventory is still the driving force of price appreciation. We are seeing multiple offers on most homes, especially those priced below $650K.     It can’t be stressed enough, that home buyers must have their financing in place before a home of choice is identified. It is common to get multiple offers within days of a home coming on the market, and there is no time to get pre-approved in time to compete with buyers that have their pre-approval letter in hand or proof of funds if it is an all cash offer.       The average list price in June, 2013 for Ventura Single Family Homes was $507,136.   The median sales price in June...

How have Ventura Single Family Homes performed in the last year. Let's find out by comparing Q2 2013 with Q2 2012   We can see by the data, that inventory of Ventura Single Family Homes has decreased in Q2, 2013 from Q2, 2012 by 15.76%. This lack of supply and pent up demand, fueled in part, by low interest rates has pushed sold prices higher. Yes, interest rates have inched up, but they are still at historically low rates. The data shows us that Ventura Single Family Homes  on average sold for 10% higher in Q2, 2013 vs Q2, 2012. Be sure to note that the Average List to Sales price is also increasing.  What this means to those thinking of buying a Ventura Single Family Home is that, generally speaking, there is not much room in negotiating the price down.  This will really depend on the...

Current Ventura Interest Rates Interest rates have remained historically low for several months now.  However, current Ventura interest rates have begun to inch upwards.  This doesn't mean that they have returned to the 8 1/2-9% range we saw at the new millennium.  Instead, they have started to increase ever so slightly over the past several weeks and seem poised to continue to do so...at least for a while. Ventura Interest Rates as of 6/19/13 According to Bankrate.com, as of the writing of this post, the 30 year fixed-rate mortgage (FRM) interest rate is 4.12% while the 15 year FRM is set at 3.3% and the 5/1 adjustable rate mortgage (ARM) is 2.99%.  These current Ventura interest rates are at their second highest level over the last three months.  Real estate experts are expecting home...

Pierpont Beachfront Neighborhood in Ventura Pierpont Bay (Pierpont) is a beachfront neighborhood that stretches about a mile between San Buenaventura State Beach and Marina Park.   This area came alive back in the early 1920’s, when the marshland was reclaimed and cottages and bungalows were built. This area was for a long time a mish mash of rental dwellings, weekend cottages and vacant lots.   Then, came the real estate booms that transformed this Pierpont area into an eclectic mix of newer larger custom homes. This is not your ordinary tract neighborhood. With Ventura’s moderate temperatures, this Pierpont area is a wonderful place to call home. Home prices range from $499K to $3.4M and range in size from 914 sq. ft. to a  whooping 4,476 sq. ft., at least these were the size of homes...
