Choosing An Agent Who Knows Short Sales & Foreclosures      Choosing an experienced agent who knows short sales & Foreclosures is very important in today's market. Knowing how to maneuver the complexities of short sales as well how to identify the distinct real estate opportunities in foreclosure are not merely good skills to have in today's market, they are critical. Not checking a specific box on a short sale addendum could have the implications of having to start spending money out of pocket before you even have an approval from the bank. Not sending an REO addendum with your offer to some foreclosure agents might not put them in check of the proper disclosures they must give you. Today's market definitely calls for using an experienced agent that can protect you against curve ball...

For Valencia first time home buyers it is a very exciting time, you have just finished escrow and are all moved in. Now the mail starts coming and you notice letters that appear to be from government agencies telling you that you need someone to help you to file a Declaration of Homestead. Your asking yourself 1. what is a Declaration of Homestead? and 2. there are more fees? I thought I was done with all the fees associated with buying a house in escrow! I believe in education, the more you know the better you can make an informed decision. So what is a Homestead and what does it Do? A Homestead helps to protect you from losing your house to people you owe money. If you are sued for money in court and lose, the person who sued you will receive a judgment from the court. If you do not p...

Condo owners in Valencia not only share common walls and roofs, they also share one anothers financial burdens. Lending practices are constantly changing which is forcing lenders to look more closely at the makeup of entire complexes before they fund loans to prospective buyers or to people who have equity and want to refinance. With the ever changing real estate market it's making it tougher to buy and sell condos, which are widely considered the housing market's shakiest segment because they are popular with entry-level buyers. The lending practices are also charging higher fees and requiring larger down payments from condo buyers while limiting where they can live. A lot of foreclosure-related losses have come from condo lending, pushing prices lower and wrecking condo association bud...

Lies Lies Lies... We see them everywhere.. Everything from asking Johnny if he had a cookie before dinner; only to see him wipe crumbs from his face and say "no mom", to the Bernie Madoff's of the world that schemed millions with a carefully crafted series of deceit and forgery.  We all condenm lies, and generally speaking no one wants to be a liar.  Yet we all occasionally fall into the trap ourselves and justify this ocassional mistep by saying it's ok as long as it's a white lie.  Meaning a white lie is acceptable provided that no one is hurt by it or if the lie was unintentional.    Let me clarify. A lie is a lie!  It's a misrepresentation of the truth and intent doesn't matter, it either IS or it ISNT.  For century's we've been seeking ways to determine if a person is lying or not....

As a member of the Southland Regional Association of Realtors I am always looking for ways to educate potential home buyers on the latest programs. Here is Grant to help first time home buyers that serves our local communities. This grant currently provides a home ownership grant to low and moderate-income individuals and families who purchase a home in the San Fernando and Santa Clarita Valley. The amount of the grant will be $4,000. Here is how the Grant works: The funds are paid after the close of escrow and there are no repayment requirements. The Southland Association of Realtors staff will administer the applications. The grants will be awarded to the most deserving candidates. Each candidate would receive $2,000 from the SRAR Foundation, and a further $2,000 from the C.A.R. Housi...

Valencia is one of the several cities that are located within the Santa Clarita Valley - We are located on the rim of Los Angeles and just minutes away from the Los Angeles City Limits.  We have a few really nice "professional and private" golf courses. We also have 5 star hotels and resturants that are in the mainstream, but some that are locally owned and have eats that are beyond good with ambiance to boot. Our Public School system is top rated and the community itself is very safe.  Super Safe because a huge amount of the residents are Police, Sheriff's, Federal Agents, Fire Department ...  The list goes on and on.   Ever watchful and careful to make sure their families are safe, which includes yours. If you are wanting to Relocate to Valencia California or Search for Real Estate to...

I have been asking myself the question whether or not Social Networks like FaceBook are enough, or are there reasons to develop others at a much smaller scale - like in a particular city? I am not sure what a person's motivation is by joining a social network, is it for a feeling of acceptance?  Is it for the Money?  Connecting to old friends?  To Stalk past ones? (that was a joke - but seems to be a true-ism if you see some of the social network horror stories) We live in Valencia CA.  So on FaceBook, we can connect, but should there be something else that will include a personal contact component in the mix?  In Valencia California, there is a lot to do socially.  Maybe a network that starts on line and then develops into meeting as groups to take over restaurants, movie premier's, or...
