A loaded Question - what is the difference between qualification and afford in Real Estate?  Whether you are thinking of purchasing a home in the Santa Clarita Valley (Valencia etc.) or elsewhere in our Surrounding communities in Southern California - the answer to this Riddle needs to be known. Simply  It is the difference between being Mortgage Poor and Not  Being able to go out to dinner once a month and not.  Having an emergency arise and not being able to pay for it and NOT!!! Valencia, CA vs. Santa Clarita, CA??? They're both great!!Okay, so, yes this is the city of Santa Clarita. But, it's still  Valencia! In the past month, I've a few discussion with various friends about living in Valencia. Now, please understand...these were all lighthearted...but each friend said "oh, you Valencia people! Why don't you just say you live in Santa Clarita?!"  Well, yes, for the most part, the community of Valencia does lie in the boundaries of Santa Clarita; but not ALL of Valencia is in the city of Santa Clarita. I don't know, why don't you tell me.  I am being a bit tongue in cheek with that statement - however, I think you are going to like what you see - this chart is interactive and reflects the snapshot of history that you desire.  You can move the icon at the bottom to compare previous years in Valencia CA Real Estate.  You can also widen the graph to take in more data with a single glance. When you are searching on the www for stuff that you have interest in you are probably becoming pretty detailed. Foreclosures Available In Valencia, Ca. Below is a map that contains the current foreclosures in Valencia. You can click on a home on the map and if it is showing active in the MLS than it will appear on the map. Please keep in mind some Valencia foreclosures (aka bank owned or REO's) will show active even though the listing agent has multiple offers. The way most banks like to work, is they have the listing agent send multiple offers to the them. Once they receive the offers they will send a counter to one buyer. If that buyer signs off on the counter then it gets sent back to the bank to sign off on it. This can take a few days to a week.
