FHA GUIDELINES TAKE ANOTHER TURN.. Talked with one of my lenders last night and sad to hear that FHA has changed some of their guidelines. SURPRISE! Let me give you some background....My clients short-saled their home through me the past few months. WE recently closed escrow, they are in temporary housing and we are supposed to begin house hunting March 1st. Unfortunately, looks like we won't be able to .... According to the new  lending rules that went  out on Wed, they  now have made it more difficult for  buyers who have spouses  who have a  had  a short sale or foreclosure . Even if  the borrower was not on the loan or title , but if they lived at that address , then they consider it  marital knowledge  ( in community states as CA is ) and they will decline the loan . The current r...

Did You Know You Can Refinish or ReFace Your Kitchen Cabinets? One of the most common things I see nowadays is that when someone buys a new place, they don't like their kitchen cabinets....would you agree? Have you seen those homes where you think IF ONLY it weren't oak, or espresso in color, I'd LOVE that kitchen! Or maybe you already own that place? LOL Stress no more! There are multiple options. Recently, I have come across a few flip-homes (where an investor purchased it and then rehabbed and is selling for a profit) and have noticed they painted or refinished the cabinets a beautiful cherry/espresso color! WOW. Very nice and what an inexpensive way to change the look without the "COST". Of course, changing the cabinets or refacing them (replacing the doors and facia) is one of the...

Have you ever considered living on a golf course?  Upland Hills has lots of fine amenities to offer, as well as a wonderful lifestyle. Some of the things my clients enjoy about Upland Hills are beautifully maintained grounds, friendly and neighborly atmosphere and it's great location.   There are awesome mountain views, two lakes, natural wildlife and both the North and South Side are gated.  The dues are approximately $285/month which covers water, trash, gate maintenance, common area maintenance, pools and spas, tennis courts on the South Side, exterior maintenance of your property, repainting, roof and exterior termite coverage.  When it comes to getting alot for your money, that is one of the best deals in town. This email message came to me today from a client we closed escrow with in June 2010.  It is from a client that I've written about in the past that continues to send me unsavory reminders of a transaction, however successful, that they feel was ....... Well, you read it for yourself and decide.  I would like to have some feedback on whether my response was appropriate and justified.  I realize that I can be a bit wordy in my writing but please take the time to read it and give me your thoughts.  Happy Holidays! Dear Diane, We are very easy going people and would've never said anything bad about our process because we just wanted to get our house, and honestly didn't know all the details like you guys did, etc.  But enough time has passed and honestly, we were upset at how things went.  ...

I don't know about you, but I have been known to be a pack rat at times.  My former Manager, used to call types that enjoy warm and fuzzy feelings, Knick-Knack Patty Wacks...and I think it's so true.... But.......Your home will probably show better and SELL BETTER with LESS! I'm sure you're not surprised to hear this or it's not your first time.  But, I just finished looking at a Beautiful Home and I couldn't even barely see "the home" because the Owners had too much "stuff" (I'll call it).  It looked crazy full..... One of the reasons why you want a professional working with and for you when you sell your home is because of the staging and helping make the best use of your space so your home will be so inviting and warm and welcoming to potential Buyers, that they will want to buy it! ...

Caution:  This is short and Sweet!  Was on my clients' final walk-thru inspection a few weeks ago and we were looking through to verify condition, repairs, etc....  In the kitchen we found a note. NOTE READ: Bobby and Sandra...We've loved living in this home and hope that you share warm memories, enjoy it as much as we have, and we appreciate that you bought it.  Thank You and Wishing You The Best! Sincerely, Happy Sellers My Clients were absolutely "touched" by this and I thought it was a classy touch on the Seller's Behalf...How long does it take to make a difference?

Did you know that it varies for some lenders?  I recently was fortunate to hear Nancy West of HUD, Department of Housing and Urban Development, speak.  Guess what she told us?  That it can vary.  Who knew?  Thank You, Nancy for spreading the word.  I'm not sure how many people know that it can be 620 or 580 or ?  It's really a Lender related topic, however I think it's important for Realtors and HomeBuyers/Borrowers to know to check with Your Lender of Choice...what's true with one Lender, may be different with another...I'm just saying! Thanks for tuning in...and feel free to comment about what your Lenders are saying or not... Happy Day!

Today I showed homes in two cities and the best part about it was that I got to let my clients compare.  What was hilarious was that because the jewel went first, then the junk looked worse! Have you ever had this happen?  Tell me...   Also, I remember when I first started the business, my Broker used to make a strategy of showing the junk first, so the other stuff would look that much better.  I don't agree with this.  I strategically map them out so that I'm not zig~zagging around town...wherever they fall, is fine by me.  They may see the best home first, like they did today. What do you do and what works best for you?

" The Heights" Restaurant & Bar A dining experience at The Colonies in Upland, CA  What a great way to feed the appetite and enjoy a relaxing  atmosphere in our own  beautiful community  of Upland, CA.  "The  Heights", is the newest addition of choices for  dining in our local  area.  With so    much growth  to Upland in the past 10 years, this  restaurant was certainly much needed and welcomed  by the locals.    The restaurant offers a menu with so many selections to please the  palate.  One of  my favorites on the  menu, "The Waldorf Salad".  A  great selection for lunch or dinner!   A  great side or appetizer... "The Sweet Potato Fries"! A great selection on the Wine List and the most decadent Desserts!   A warm and inviting atmosphere with custom rich woodwork throughout and large ...

I have recently discovered there is a fly in the ointment...or maybe I'm just being jealous?  The fact that I can admit to either is certainly I will grasp for, mature of me...right?  I will just come out and ask...do you think it's ethical to hold your listings so that you can 'DOUBLE END' THEM? A while back I came across a home that was in my client's price range.  Called the agent on it, who I know.  They told me that it was listed for $100K less than what I saw it was later in the MLS.  Surely it was because the Realtor just didn't know any better and they were busy with something else, so distracted, no problem.  However, just noticed that at least a week prior to that, that same property was listed in the newspaper...hmmmm Maybe this agent is trying to double end their listings?  ...

I got a little hot over this and my client's were extremely disappointed to find this out. Have been working with a Listing Office all week to arrange a showing.  Showed the home yesterday to my all-cash Buyer.   When we arrived we got a surprise.  "We are in contract." ~ said Mrs. Seller.    I was like, "What?"...I worked extremely hard to keep it professional and courteous and was still dumbfounded by what had happened.  Do you think the Agent or their office should have told me that they had an offer they were negotiatiating given that I called their office sometimes three - five times in one day? What would you do or say?   Happy Times & MUCH SUCCESS.  ALL MAY NOT BE LOST ~ Hopefully we get it on a backup.  We went ahead and did a backup offer with the promise from the Listing Agent...

It's been a while since I've had a Buyer who was finally ready to buy...given the marketplace, market conditions, etc. Well, tomorrow, I will take my client out for the second time to buy a home.  She's ready.  She's sold her home.  She wants one and it's going to work.  She's buying all-cash.  All cash buyers are out there and for some of us they can be few and far between.  How do we compete with them? My Questions: How many of you are getting your offers accepted, even when they are competing with all-cash? I have and usually it's the relationship with the Listing Agent or my perserverance that wins them over. I'm just curious.

Disclosures?    What or How do you disclose that the house may be haunted?   What is the most you've had to facilitate when selling one of your listings? The most I've had to disclose was that people had died of natural causes.  Nothing Major, at all. I'm curious though and was particularly inspired by this photo and thought, 'I wonder who or what any of you have sold and how you disclosed, etc.?' This could get interesting..

I certainly do not mean to offend my fellow Real Estate Professionals, but sometimes I can't help but wonder.   Recently at a continuing education class, I met a colleague who is new to the business and is now trying to acquire some investment property with her husband.  After a brief conversation we had with other licensees in the class, she pulled me aside to ask some questions.  She told me about some concerns she had regarding her current transaction. It turns out that she had being trying to purchase property with the help of her broker.   She sent out several viable offers that would surely be considered acceptable by a short sale lender.  However, not one of her offers was accepted by the listing agent.  Someone in her circle suggested that she use the listing agent to represen...
