Stanislaus County Short Sales - Turlock Ca Short Sales There are currently (as of 4/11/11) 270 single family homes listed for sale in Turlock Ca.  Out of these 270 only 36 are bank owned.  The big number that jumped out at me is that 148 of the homes listed in Turlock Ca are Short Sales.  This means that over half (54%) of the homes currently listed for sale in Turlock are Short Sales. What does this mean to you as a buyer in Turlock?  First and foremost you will need to be patient.  Most short sales move slowly through the process.  The banks are getting better at the process but there is still lots of room for improvement.  You should be working with an agent that has experience in short sales both as a buyers agent and a sellers agent.  That way your agent will be able to better educ...

Stanislaus County Short Sales - A Big Thank You!   I just closed a sale with two brothers that I have been working with for about 8  months.  They are first time buyers and both pretty young.  They had made a couple offers that didn't go through.  One the home was foreclosed on and the other they decided they really didn't like the area. Finally in early February we found the one.  This was a bank owned home here in Turlock.  This home had new carpets, fresh interior paint, and new appliances.  This one was move in ready.  We made the offer and a few days later we were in contract. Stanislaus County Short Sale -  Success in the Rain !   Last night I got an email from a lady that said she wanted to talk about doing a short sale on her house here in Turlock. The email came through my website JpattonHomes.com.   So I called her this morning to help her out but got her voice mail.  About an hour or so later she called me back. She had just found out from her lender that she would not qualify for a HAFA short sale.  Her lender told her to try to sell it as a Stanislaus County Short Sale and when she had an offer get back to them.  But that was about all they told her about a short sale.  Pretty typical response from the bank.  They had also previously turned her down for a modification. Central Ca Short Sales - A break in the Rain , Time to show some houses. So after nearly a week of rain we have another beautiful sunny day here in Central California.  So what's a Central CA Short Sale agent to do but show some houses.  A client that I have been sending listings to for nearly a year is now ready to start looking.  We looked at about a dozen homes today and will see a couple more tomorrow. The homes we looked at were either Central CA Short Sales or Bank owned, no traditional sales in this bunch.  Not that there are very many traditional sales around here right now.  Come to think of it maybe short sales are the new traditional sale. The picture of the building to the right is the old Turlock Library.  This was one of over 2500 libraries built with funds from Andrew Carnegie.  He was the founder of Carnegie Steel Company which later became U.S. Steel  Mr. Carnegie funded the building of these "Carnegie Libraries"from 1883 to 1929. Most of the libraries were built in the United States but others were also built in Britian, Ireland, Canada, Australia, New Zeland and elsewhere.  This particular Carnegie Library in Turlock Ca was built in 1916.  It served as the library until 1968.  It was then used as the cities Recreation and Community center until 1992.  At that time it became a full time arts center, housing the offices of the Turlock City Arts Commission.  In 2005 a major expansion and renovation was started on the...

  Now that we have a short sale approval what do we do now?  Once we have the short sale approval the sale progresses much like a regular sale. (Most of the time)  The buyer now has a certain amount of days (whatever was agreed to in the purchase contract) to do their inspections.  If the buyers are financing the purchase the lender will do an appraisal. The short sale lender has issued you the seller a short sale approval letter.  This letter will have a specific date by which the transaction has to close or the approval will expire.  It's my responsibility as your listing agent to make sure that everything is moving along and will close on time.  I am in regular contact with the buyers agent to make sure they are progessing and moving toward a successful closing.  On occasion an issu...

This is the third installment of Central California Short Sale Process.  In the first two parts I talked about some of the things I will be needing from you in order to short sell your property.  It is important that I have a short sale package ready to go to the bank before we receive an offer.  That way I can get the process started with the bank as soon as we have an offer or even sooner with some banks.  My last post was about what you will need to do get started with a Central California Short Sale.  If you didn't read Central California Short Sale Process - Part 1 I urge you to take the time to check it out.   Now that I have the Authorization to Release Information and the Statement of Information there are other documents that the bank is going to want.  Remember that not all banks do everything exactly the same way so this is a general overview of what you may need. One of the many reasons that I love living in Turlock and the Central Valley is because we are so close to some of the most beautiful parts of California. Like most people I enjoy getting away from time to time and one of my favorite places to go it Monterey Ca.  Being a Short Sale Realtor can get stressful at times and a day at the ocean is a good stress reliever. Living here in the Turlock area I can be in Monterey in just a couple of hours.  It's close enough for a day trip or a weekend get away.
