Active Rain has a new contest on what we'd like to see if our dream home.  I've never had the luxury of building my own home, but I've certainly shown a few thousand homes. My list now that my knees no longer work so well, are no stairs. My kids are older, so I want a separate family/game room, off from the rest of the house, so my kids can have their own space. I'd much rather have a den with a closet, than a den without a closet. Gas in the kitchen is a must, along with solid surface countertops. In my latest remodel, I'm changing out the KIDS bathtub to a large shower enclosure.  When the kids were little I bathed them in my big soaking tub.  Now that they are teenagers they only shower.  I don't think the kids bathroom bathtub was EVER used as a bathtub.  Get rid of it. Since we have Awkward Moment Contest going I might as well add another moment that happened. TODAY. I frequent a La Villa Mexican Restaraunt that is right  next door to my office in Tracy, CA Yesterday when I was there, I ran into Peggy.  We talked for quite a while about her son in the Navy, my son, that is no longer in the Air Force.  I hadn't seen her in a while and it was nice catching up. Today, my daughter wants to eat at the same restaraunt.  We go in and I see Peggy again. I bravely, walk up to Peggy, touch her on the arm, and say, "You're here again?" Peggy looks at me, like I've grown 2 heads, only then do I realize this is not Peggy at all.  It's someone I've never met.   The world dictionary has many definitions for “awkward”. One of them is “embarrassing” such as an embarrassing moment. I discovered long ago that if you don’t act embarrassed an awkward moment can be a lot less awkward.   Shortly after receiving my Real Estate License I had the opportunity to show a nice married couple properties.  This was only the second or third time I had shown property and was really still learning the ropes. We had an appointment at one property, in which the home owners would be present.   After viewing the property the female half of my buyers asked quite casually, if the washer and dryer would be included. I love shoes. I have them in every color. Yet, it can take me minutes, 2 or 3 looks, several 'try-on' before I decide to plunk down my hard earned cash to take them home.  Sometimes, I leave and go back again before I buy them.  Plus I can easily return a pair of shoes if I don't love them.  Compare that to a home buyer in Tracy or Mountain House, CA.  They want to see 5 - 6 houses.  They are in the house 5, maybe 10 minutes.  They write an offer, it gets accepted, they've already applied for a loan, money is deposited into escrow and BAM they are in contract.  Basically they are buying the house in a matter of seconds.  I don't buy SHOES this fast.  Yet, this is how the market is.  You can't easily return a house. Tracy CA has not seen this many listings in one day in almost 2 years.  Friday, April 11th showed 19 NEW LISTINGS in Tracy CA.  Is this due to Spring, perhaps.  The other phenomenum is that all but one of these NEW LISTINGS were equity sellers.  No Short Sale, No REO's, Equity Sellers. Then on Monday, 4/14/2014 we had another 11 new lisitngs come on the market Before you start to worry that the number of available homes is soring in Tracy CA notice that there were a total of 19 SOLD and 28 homes went pending. 30 Actives - 28 Pending - what do you think this means.......
