Buying a Torrance home just got easier with a new Homebuyers Tax Credit bill, which was signed into law last week. The bill extends the tax credit for first-time homebuyers, as well as opens it up to current homeowners who are looking to buy. And even if you aren't looking to purchase - pass on this article to anyone you think might be in the market to do so. This is information that might benefit them greatly, and I'll be happy to be of service to them. Here is a brief overview of the Homebuyers Tax Credit - and its benefits - based on the new bill.Tax Credit for First-Time Homebuyers FTHBs (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. No matter how many times I read this and pass it on, It always rings true in my heart that America holds the key to change real change by changing what we did and return to being "One Nation under God" not one nation under Politically Correctness that means nothing but a fake peace and a fake nation... America is more lost today than I can ever remember and if it breaks my heart imagine how much it is breaking God's Heart.... Here is Billy Grahams Prayer for Our Nation as heard on Paul Harvey..Wisdom does come with Old age and foolishness is lost on the Youth...Be a Leader and move to action to do the right thing today! It starts with each one of us, one action , one day at a time to fix this country and take it back to God. "Billy Graham's Prayer For Our Nation"THIS MAN SURE HAS A GOOD...

Yes, you will hear that you can get into a house with as little as 3-5% down from the Fianance Business but what does a buyer really need to buy a home in the South Bay and not get your offer rejected! Well the current market place depends upon what neighborhood and type of home you are looking to buy. Here are some examples of the current kinds of  Buyers that are successful in getting to purchase the home they want. I am finding that my buyers in the Palos Verdes Peninsula that are shopping foreclosures or 1st time buyer homes are coming up against multiple offers from other buyers and the buyers with the largest down payments are getting accepted. I am seeing many investors coming into the market now and they are offering all cash or 50% down offers to the Seller. These are the first...

One of the most charming neighborhoods in all of the South Bay is the hillside community of the Hollywood Riviera.  Part of both Redondo Beach and Torrance, Hollywod Riviera  is a community primarily of one story original homes often offering incredible ocean views, the lush greenery and the Mediterranean atmosphere.  The area lies in a "hillside overlay" district meaning approval from the city and neighbors must be granted to build up and obstruct the views. It is this approval process that generally keeps the area from experiencing the "mansionization" often found in other parts of the South Bay. Much of the architecture in the community is Mediterranean in style, especially the original homes, which were built in the late 1920s and early 1930s.  The original developer of the Hollywoo...

I recently sold a home in the Victoria Knolls neighborhood of Torrance and was very surprised at just how few South Bay residents even knew it existed.  Victoria Knolls is actually in the Walteria area of Torrance but has a very different feel due to the fact that it's so isolated and it's actually up on the hills of the Palos Verdes peninsula (see Victoria Knolls Map).  The only way in and out is on a street named Crest, off of Crenshaw, which certainly gives it a sense of privacy and security.    It's a fantastic area with a real neighborhood feel and might be an ideal place for buyers looking to live in a more unique area with some great new homes as well as numerous one story original homes.  As it's up on the hill, many of the homes offer great views of the city and mountains and m...

My seller says his home is worth what its worth and he could care less. Does the July 30th lender rule change our market?  Sellers don't see it yet if they are actively showing their home. Does the BANK know? Oh yes, and they are having to lower the prices. This is because they are dealing with so many. They have to bend over, and over. The seller dealing with one house to sell.. well how many opprotunities do they get to practice. We need that buyer...and they need that loan. I would love to see some comments on this.   Several deals right now have caused people to remove the appraisal as a contingency. This might not be the time to do that. Living near the beach is a plus. Does the out of area discount appraiser need to keep his job secure first? Or  will the appraiser consider the su...
