Well, I was looking at a blog I wrote in 2008 showing times to buy prior to the Economy Collapsing and I may as well say.. Not even all the bad press is sending Buyers for my commercial property, residential fixers and Income Property away right now. I am getting offers and mulitple offers on all my listings in a variety of nieghborhoods. Mostly all cash offers and all those who were saving their cash are now starting to buy. Why, well take a look at the Calif. Association of Realtors Economic Figures and you will see why. Highlights of C.A.R.'s resale housing figures for August 2010: C.A.R.'s Unsold Inventory Index for existing, single-family detached homes in August 2010 rose to 6.1 months compared with 4.6 months in August 2009. The index indicates the number of months needed to depl...

"Fall is in the air."  Don't you feel it?  Indeed, with the cooler weather and the start of school, it feels like time for a fresh start, so I wanted to share a few ideas with you on how you might freshen up your home for this season by switching things up.   Williams Sonoma Home One spring a few years ago, I found a lovely satin comforter on sale and did something that felt very extravagant at the time.  I bought new bedding, even though I already had a nice comforter on my bed.   That was the first year I changed out my bedding for the season.  I removed my heavy "winter" comforter and replaced it with my lovely new satiny topper.  In the fall, I switched it back again.  Such a small thing, but it gave me great joy.   Although I put out a few "fall" decorations, I'm not one to go heav...

With short sales probably being the best way to find "deals" in the South Bay and Torrance, many home buyers simply don't want to put up with the delays and unknowns that go along with buying a short sale home.  Although often not priced quite as aggressively REOs or bank owned homesare possibly the next best thing as the lenders have gone through the foreclosure process, own the home outright, and are generally willing to sell for the list price, without the endless levels of beaurocracy involved.  Torrance offers an abundance of these bank owned homes with some in great condition and move in ready while others need some work but the prices are often below market value regardless. Below are the bank owned homes as of September 13th 2010. MLS# Type   Address  Price  Br/Ba Year Sq Ft Lot...

If you, like me, like to read and you would LIKE to save money. Go to the local library, get a library card and ENJOY!!!! The Torrance library, Katy Gessert Civic Center Library (KGCCL), located right on Torrance Blvd next to the City Hall, is a beautiful, clean, two story testament to the committment to community that our town has. I have a list of  wants on my want to buy book list and just remembered, why not go to the library and check out these books then take them back when I'm done?? I am constantly trying to get rid of books I've purchased and what better way than to NOT BUY THEM IN THE FIRST PLACE!! The library is also a hub of activity for a community. There are six libraries located in, and around, Torrance. Pretty good for a pretty small community. We can find out about loca...

Torrance-Walteria CA real estate comprises a mix of the old and the new. With many homes built in the 1950's or 1960's and numerous contemporary newer homes. The homes in this section of Torrance are really located in two distinct neighborhoods which are divided by Hawthorne Blvd, but both areas of Walteria are located at the foot of Palos Verdes. Here you often get a rural feel, with old shade trees and many of the streets without sidewalks.   The real estate of Torrance is primarily mixed with mostly single family homes and a small percentage of townhomes and/or condos. Torrance is a stable area economically because of the many employees in the area. 56% of Torrance homeowners have lived in the their home over ten years! Walteria is amongst the most attractive and desirable South Bay...

Ok. Back again. Why not check out our local Musical theater company, Torrance Theater Company at the Torrance Cultural Art Center?? They're performing "Pirates of Penzance", a classic musical at the James Armstrong Theater tonight and tomorrow. Tonight at 8pm and tomorrow at 2pm. Tickets are $25/$22.50/$15 (students). They do charge a $2.50 fee as well so include that in your budget. Better than schlepping up to Hollwood and forking out $100+ at the Pantages right?? NO it's not the Pantages but its pretty good entertainment for the price and it's right around the corner too!! The Box office phone # is 310-781-7171. I think you'll have to go there for the show tonight and tomorrow to get the tix but you can get any info you don't see here at those numbers!!     Torrance Aquacade Splash D...

Does anyone know about train laws? ARE THERE train laws? These things go at any and all times of day or night. It seems like they come by just when the baby is going to sleep, has JUST drifted off to sleep and right when my wife and I sit down to relax. Are there regulations about the amount of times they are supposed to blow their horns? How long they can blow their horns? How many TIMES they need to, or are allowed to, blow their horns? I'd love to hear feedback about this. Being a new member of Torrance as a resident, since May, our lovely town has that ONE mar.. the TRAIN!!! Thanks for any feedback you can give. I'd love to have it for myself and my clients.

I had the worst experience with my wife and 7 week old son a couple days ago. Due to circumstances beyond our control we got to the airport 25 minutes before takeoff at Portland, Oregon airport. We had already checked in but they would not give us our boarding passes. They stalled us by ignoring us until the flight had taken off (there were only three attendants at the 11 windows and one left without so much as acknowledging us because, as we found out later, she was almost off and didn't want to have to talk to us and make her late to clock out and count out her drawer), made us get a flight the next day, which meant getting a hotel room. The baby was exhausted, my wife was and so was I. I wrote a very long letter explaining every detail about it to United. Anybody else have an experie...
