  Homes in Thousand Oaks continue to sell at a very brisk pace!     Based on the Conejo Valley Association of Realtors, 73 single-family homes closed escrow in Thousand Oaks in April 2013. This is the highest number of sales for the year of 2013. At the end of April, there were 98 homes under contract.   I want to wish a most blessed and Happy Easter to all!   Besides the most valued, fundamental and Christian meaning to Easter, where did all the ‘traditions’ that have developed over the years come from?   First – the Easter Egg Easter means the ‘rising of Christ’; a Norsemen’s word meaning ‘new birth’. The egg symbolizes new life and has been used for many, many years. The ‘coloring’(decorating) of eggs is believed to have begun in England back in the days of Edward I who gold-leafed and colored the eggs to give out as Easter gifts. Below, is the illustration of the Thousand Oaks Real Estate Market Report for the month of February, 2013.   This illustration shows a jump in the average list price, the median sale price and the average sales price. This is a result of low Thousand Oaks Single Family Homes inventory, often resulting in multiple offers, which then, typically push prices up over list price.     Notice, the Average List to Sale Price it has consistently registered in the high 90% range, which means if a home is priced correctly, there is little room for negotiating the price down, at least in the lower price range.   There has been a bit of a bump in inventory to 82 Single Family Homes for sale in Thousand Oaks. However, this amount of inventory still translates to just a little over a one month’s supply...
