I just finished making a plan of action for the month of June for a new client.  It really is very exciting!  I have it posted at my desk.  I've got all the details for the month set up and I must say I am pretty proud of being able to find 22 action days out of the 28 I have room for on the calendar.  I think it will help me stay accountable and on point.  This particular marketing plan was a little more challenging than my typical plan of action as it is a luxury home close to $2M.  Usually the neighbors of a listing are a little more accessible than in an estate home area.  So with a little creative juice flowing I was able to come up with some pretty good ideas including: A consultation with our professional stager who will come the month before to help get the property in tip top s...

100,000 population The Southwest California cities of Temecula and Murrieta were recognized for reaching a significant milestone in their shared histories this past week when the California Department of Finance acknowledged that both had exceeded 100,000 population for the first time in their long and colorful histories. For those of you who don't know,  Temecula and Murrieta are cities in Southern California about 30 miles inland from the ocean just across the coastal ridge and north of the San Diego County line. I got the call from the really sweet buyer's agent asking me for an update on the transaction even though we had just talked the week before. I didn't have an update as it was only about two business days since we had talked. I was instructed to call Countrywide on Tuesday morning since apparently they have hired a bunch more people for their loss mitigation dept. I asked her straight up what was going on and she told me her buyers had signed the Cancellation of Offer.  Dangit.  Cash buyers holding on for two months.  The wife was going into labor that day.  I guess they were worreid that the banks would counter on the price and didn't want to wait longer to find out.  My guess is that the banks would have sprung for it. Temecula is experiencing a high volume of sales due to "Bank owned" property's. Homes that sold for 600k plus are now selling in the 300k range. As a buyers agent, this is very exciting for me and my clients. Although, I must add this caveat; we are seeing multiple offers on almost every transaction. In fact, one property that was priced way below market value, had 25 offers on it including 3 cash offers. Bless the listing agents heart, she said she was going to summit all offers. (Maybe thats why she is so successful.) Anyway, this is the time to buy in Temecula Ca. March Housing Numbers Here's the March update of housing figures for Southwest California, including Temecula, Murrieta and Lake Elsinore. (Whoop-de-Freakin' Doo) (Please remember that month to month numbers can be relatively meaningless. A single month snapshot may include anomalies, drops or surges that are not necessarily indicative of a trend & may or may not be reason to become irratioanlly exuberant or despondent. Wow, we have really seen a turn around in our number of closed sales!  I've been keeping track.  Back in 2007 - September, October, November, December, we were eaking along at about 150 closings per month total for all of Temecula, Murrieta and Winchester.  In January we saw our closings jump to 204, in February it went to 245, and in March we nearly doubled our fall monthly output to 317 closed sales.  (All of this information of course was taken from the MRMLS Matrix and does not include new home sales or those not listed in the Multiple Listing Service.)  It is really exciting to see all of the activity going on in the market!  If you are looking to buy or sell, please contact me at 951-551-7790.  When you think of real estate, please think of me!  Thank you, Susan Manning***********...

texas looseys A recent evening found companion and I headed for a local theatrical opening and in need of a some fortification. For a little something different, we stopped by Texas Loosey’s, cousin to legendary Temecula steakhouse Texas Lil’s, for a little down home cookin’. Loosey shares parentage with Lil, some menu items are the same and the servers are equally comely – all good things. Texas Loosey’s menu is pretty extensive and includes some Country Salads, Tex-Mex Specialties, Fishy Things and of course Ribs & Steaks and Trail Boss Favorites. The Temecula Valley offers spectacular growing conditions for everything from wine grapes to delicious fruits and vegetables. One of the things I love about this time of year is the Farmers' Market each Saturday in Old Town Temecula. I paid a visit this past Saturday and came home with flowers and Greek olives, and munched on dolmas and a gyro for lunch. Old Town is vibrant and the Farmers' Market is a big part of that. How is your market doing? Here there are homes 40-60% below what they last sold for, with an end finally in sight. It appears once banks price these homes at such low prices, multiple buyers show up to write offers and to try and get them. And example would be a property we just sold on 12728 Laury Lane, Moreno Valley Ca 92553. Last sold for $330,000 and we got a cash offer from one of our personal friends for $110,000 and the bank took it! Thats a 66% price drop! I don't know when it will officially bottom out, but I do know its finally affordable for the younger generation to own a home, which is great!!! Pricing here in the Inland Empire is back to 2000-2002 levels (PRE BOOM) and prices still are getting lower, but certain areas have bottomed out, such as Moreno Valley and Perris. Bu...

Well the numbers are out and once again it's not  great news for the Inland Empire. While numbers were cautiously positive across the country, including most areas of California, the Inland Empire lagged in both sales volume and median price. It's clear why our median prices continue to slide - the number of bank-owned properties coming on the market has continued at a strong pace and rumor has it we'll see another bubble of these homes hit us in May-June as the next wave of rate resets take their toll. What's less clear is why our sales continue to lag even when the rest of the state and country seemed to have a better month (although you can't predicate any forecast on a single month of stats).
