Recently my husband Mark and I had the opportunity to enjoy two wine tasting events hosted by Miramonte Winery.  Talk about fun!  If you love wine and good food and who doesn't...then run don't walk to sign up for another one of these great local wine tasting events.    The next event is on September 17, 2008 at Miramonte.  We will be blindly tasting Chardonnays with a special cheese tasting by Temecula Cheese Company. As a home stager I had to get a Before & After shot while at the Cabernet Sauvingon Tasting! Here are some more pictures from the 2nd Tasting held at Allies Tapas au Vin  a newer restuarant located in Temecula.  The food was fabulous and complimented many of the wines well.  Don't ask me what we ate.....but it was all soooooo yummy!   As we tasted our cabernet sauvignon f...

Last night was very special at The Wine Company. Owner Jim Lilly was able to get Steve Anglim, owner and winemaker of Anglim Winery in Paso Robles to talk about some of his wines while we sampled them. Steve knows his stuff and makes superior wines. We tasted "Cameo", a white Rhone blend, Viognier, 2005 and 2006 Pinot Noir, Grenache and Cabernet Sauvignon. It was such a treat to hear about the wines from the winemaker's perspective. Steve clearly has a passion for what he does and it shines through in his wines. He made me long for a return visit to Paso Robles. I have been very fortunate to have found ActiveRain.  I think I was a member for about 2 months, when I had a sister-in-law who needed to sell her home in one part of the country and move to an entirely different area.  I immediately told her I would find a good agent on both ends and we would get her moved.I posted my 2 referrals on AR, and withing nano-seconds I was inundated with responses.  My only regret was that I had to choose only one agent in each area, because everyone that I either spoke with or emailed with seemed like the cream of the crop of agents. Knowing my sister-in-law and her husband, I knew that I had to select someone with similar interests, and that perhaps had lived here in Southern California where she had lived for half her life. I was able to do that and off w...

THE SKINNY ON THE SHORT SALE PROCESS I've been doing short sales on both sides of a transaction for all of '08. I keep hoping and praying that this mess will clear up and go away. It looks like it's going to be with us for awhile.  I've been thinking about what could help make the process go smoother. Sooo here's my two cents; let's make three cents: HIRE UNEMPLOYED REALTORS -Think of all the talented people, outstanding people, who decided that the life of a realtor was not for them. Why not tap into this work pool? Who could better relate and get real estate transactions done then folks who have already been there? TALK TO THE SAME PERSON EVERY TIME-I know this one is asking a lot but think how productive we all could be if we had t...

One of the most rewarding aspects of my time as a director for the board of the Southwest Riverside County Association of REALTORS was the networking opportunities and the people I met. One of the brightest is Maryann Edwards, mayor pro tem for the city of Temecula. Maryann was kind enough to share her thoughts with me on: THE GOOD OLD DAYS ARE FINALLY HERE As a kid growing up in tiny Cameron, Missouri (pop. 3672) where everyone knew everyone, if you did ANYTHING questionable, the entire town knew about it by 8am the next morning and you were publicly held accountable. Why? Because every resident kept a watchful eye on the kids and took action accordingly. Those were the good old days! Today, some parents have abdicated responsibility for raising their children to everyone else – the s...

Yup!  That's right....I got paid in wine!!!  Here's the uncorked tale........  Susan & Marshall Stuart owner's of Stuart Cellars Winery were looking for a quick inexpensive change to their winery.  So when Susan called to ask me to help choose paint colors and redesign using their current accessories I was thrilled!  Trust me...if you know me....you know I will look for any excuse to visit the Temecula Wine Country in Southern California!!  Plus Stuart Cellar's is one of my favorite wineries and if I could help the winery to look its best it's a win-win for all! Susan and I met at one of her favorite Italian restaurants Francesca's Italian Kitchen so that I could see the paint colors and atmosphere she was trying to achieve at the winery.  The colors were very Tuscan and I loved them as...

7-259 wine country short sales You might think that owners of $1,000,000+ homes in the Wine Country would have the backing to weather the current storm in the real estate market - but you would be wrong. While they are not losing homes at the same rate as local tract home owners, the number of bank owned homes in the Wine County currently accounts for 4% of the active inventory (Temecula Valley Wine Country Bank Owned Homes) and homes with notices of default account for another 10%. A home with a notice of default filed is typically going to be a short-sale, that is, a sale where the bank is asked to accept the proceeds of the sale even though that amount will come up 'short' of the total amount owed. Why would a bank do this? Because the alternative for them is to take the property ba...

7-28 wine country reo's As the Southern California market adjusts, buyers are finding a selection of fine homes on acreage in the midst of the Southern California Wine Country. However, bank owned homes represent only 4% of existing inventory in the Wine Country today, just 6 out of 166 homes for sale. Short sales represent another 10% of the market with 16 homes currently under Notice of Default. As of July 29, 2008, the six bank owned homes available in the Temecula Wine Country include the following: 40432 Scenic Ridge Drive. This custom built homes offers one of the finest views in the valley. Overlooking Vail Lake with panoramic views that include Mt. San Jacinto & Big Bear, this house needs more than a little TLC but it sits on 20 acres with about 4 or 5 horse usable. Lots of pot...

I am reading an awesome book that I've been hearing about for a while.  It's called Jack Canfield's Success Principles.  You know Jack Canfield, he's the guy that wrote the Chicken Soup book series.  Anyway, I started doing this one success principle and I have to tell you its given me some exciting things to think about and I'd like to share them with you.  Of course we all know it is important to write down our goals and a lot of people have started writing "bucket lists" especially since the movie came out.  Well, did you know that how you write your goals is just as important as the goals that you make?  Its true!!  I am a personal testiment to that.  I started writing my goals down on 3X5 cards and look at them at night before bed and in the morning.  Here are some of the great gui...

I am getting an incredible number of Nigerian chain letters and the like all asking for money!!  Have any of you experienced this as well?  I guess it is a good thing to know that I am being googled more often, but it irritates me that these scammers are out there using my information to fill up my spam box.  What's worse is when my spam box misses it and it shows up as a regular email!  I noticed today that there was another scam people are doing by recreating CraigsList.com ads so they can scam the deposit or refund checks or who knows?!!  I don't understand how these people think up these scams so I guess it is a good thing that we all have each other to keep people like me informed on these things!!  Unbelieveable.  I wish there was an easy button so you could report these shiesters...

My idea of a perfect afternoon is a visit to the Temecula Valley Wine Country. Yesterday afternoon, Laura and I headed south on Margarita Road and took a left on Rancho California. Our first stop wasn't at a winery, it was at the fabulous Baron's Market. Baron's is located at the gateway to the wine country. It's really a beautiful place with fresh breads, homemade soups, an amazing olive bar, beautiful produce and a fantastic selection of wine and beer. The first winery we visited was Maurice Car'rie. I told Laura how delicious their Pineapple Champagne was, but she didn't believe me until she tasted it for herself. Yummmmm! O From there we visited La Cereza, enjoyed their Pinot Grigio and Raspberry Champagne and had a nice visit with Tracey behind the wine bar. La Cereza gives back t...

Let me start by saying I love the concept of this contest. I'm passionate about where I live and I love to share my favorite things. 1) The Temecula Valley Balloon & Wine Festival - This month was the festival's 25th anniversary. Each year the crowds get bigger and it's no small wonder why. Picture dozens of hot air balloons launching into the dawn sky near picturesque Lake Skinner. Imagine strolling the vast grounds, sampling delicious foods offered by a variety of vendors. Take time to explore the craftsmanship of our talented artisans. Sample our local wines. Take in the balloon glow at dusk. Listen to great live music, like this year's headliner Kenny Loggins. I'm already looking forward to next year!     2) The Santa Rosa Plateau - Oh my. This place is simply magical. Only a fif...

Ah!  The joy of the short sale!  Particularly when representing a buyer!!  I was very happy that the listing agent was a very nice lady who impressed me the first time I called.  It was a Monday evening around 650pm and she picked up the phone!!  Was it possible to see her listing at the late, and unintended hour?  I was able to work around my son's basketball camp and stay out longer than I had anticipated.  It was a sign of good things to come.  The house was immaculate, had great features, backed up to a park and had two Jack Russels, the same as my client!  I urged her to make an offer the next day.  The price was obviously too high and the out of area agent was not aware of this until I discussed this with her.  Someone could get a great deal here, why not let it be us???  Of cours...

6-18 05 comps Temecula, Murrieta & Lake Elsinore Home Buyers LOOK AT THOSE NUMBERS! I’m not trying to tell you the slump is over – we're going to keep piling on bank repo's for another 12 to 18 months. But the numbers speak for themselves and this is the 2nd month in a row where the number of homes sold has exceeded last year. Murrieta's sales volume was over 4 times what it was in May 2007 and Temecula nearly doubled. Lake Elsinore had a little dip last month but overall the numbers are very positive and close to 2006 levels.  Prices are still dropping, and that's not good for private Sellers. Our sales prices right now are being driven by institutional Sellers (banks) and they have deep pockets and great incentive (to keep from going broke themselves). Prices will continue to drop  u...

Is it any wonder that many of these great bank owned properties have multiple offers on a Monday morning?  A majority of the buyers who are out there are weekend shoppers.  They are looking at homes when it is convenient for them.  It makes sense in a practical way for many people, but have you ever wondered how much money it may cost you in your purchase?  Being successful in any arena means thinking outside the box and not being like everyone else.  Weekends are "retail" real estate hours.  Everyone and their mother are out shopping for the best deal available.  They want the best upgrades, the best price, the nicest lot, the lowest HOA and taxes, and on and on.  Who can blame them?  It is a buyer's market.  What they may be overlooking is the fact that a good deal may be an even bett...
