Last night, we attended a Wine Tasting gathering at Wine & Gifts with about 20 people.  I ordered this 100 Lumpia (Egg rolls with meat) at TIPANAN ASIAN BISTRO located at 28326 Front St. in Temecula California.  Everyone was so happy with this food and was asking where it came from.  They all asked me if I made it and I said I wish I can claim it because it is really that good. So if you were in town, check this small Filipino restaurant owned by 2 sisters who serves great homemade food.  The restaurant is very small but the quality of food is amazing.  You can even ask for FRESH fried TILAPIA (fish) when you go there to eat.  They cook it well and they are huge in size for such a great price.  Looking for the best Lumpia in town...Check them out and maybe you'd see me there eating too....

Custom Homes in Temecula are abundant.  There are a great number of individuals who live here in Temecula and enjoy an affluent lifestyle.  A very "Low Key" abundant lifestyle.  With my blog, I am diligent about putting Temecula on the map.  There are several golf courses and gorgeous wineries that I have yet to blog about.  With this particular blog ~ I thought I would make the public and my fellow Realtors, Associates and Friends from across the United States, aware of the gorgeous mansions and the lovely horse properties that are here in the Temecula Valley. (I have the one to the right listed and really enjoy listing these gorgeous homes.)  Listing a custom home is different because most of them have septic systems and wells.  There are certifications for these differences that have...

What is going on with gas prices?   Anyone else noticed the price seems to increase about 10 cents per week, like we are suppose to not notice this.   I know I might be slightly showing my age her but I can honestly remember when the price of gas was in the 90 cent range and it did not go up and down like it has been the past few years. In fact I even believe there was an entire year that the gas price did not change from 98 cents a gallon, anyone else remember that? (granted I grew up on the East Coast)   So I know there must be some kind of crazy system the gas companies are trying to do here, first they threaten us with 5 dollars a gallon, then they bring it below 2 dollars and now ever since they have been raising the price up and up and up.   They do not need to make more and more ...

This comes up quite a bit with my family on if they should use my services or the services of some complete stranger that has nothing to do with me or the company that I am working for. Think the best way to explain this is to give 5 reasons for both sides of the decision. 5 Reasons to Not Use a Family Memember for your next Real Estate Transaction They are inexperienced in your type of transaction. You don't want them to know your financial situation. Not part of your local board of Realtors (to far to service you correctly). They won't take the transaction as serious because they did not have work for it. Afriad they will let the relationship get in the way of a sound decision. 5 Reasons to Use a Family Memember for your next Real Estate Transaction Help your family as you would expec...

For this article wanted to discuss something most of you may not even be aware of even though it is happening right here in the southern part of Temecula. In a January city council meeting they did the final vote for a change in part of the Temecula Lane development. Originally developer D.R. Horton was suppose to build 85 units for moderate income households however according to their sales office they were unable to qualify people at their previously high prices and therefore decided to GIVE the city 11 units completely free in exchange for being able to sell the other 74 units to whomever they choose at whatever price they can.  Please understand knowing politics and knowing how cities work in relation to allowing changes this would normally not bother me however you must understand ...

I met Maryann Edwards a few years ago when she was a member of the Temecula City Council and I was board chairman of The Southwest Riverside County Association of REALTORS. She was always a great guest speaker and she is now doing a tremendous job as Temecula's mayor. I run into her from time to time at Mission Oaks Bank. She works there and it's where I do my banking. You can always count on Maryann to have an opinion and to take a stand. I asked her to weigh in on the economic stimulus package:   Those Pesky Earmarks: A Good Thing or a Bad Thing?   We’re in the middle of the most extreme economic slowdown in 30 years.  So let’s talk about “stimulus” in the form of earmarks.   An earmark is a congressional provision that directs approved funds to be spent on specific projects in a s...

It's no secret that I'm a big fan of the farmers market in Old Town Temecula. Laura and I try to stop by every Saturday morning when we're in town. During our visits, we've grown to know George Petrou and look forward to stopping by his booth. George is 84 years young. He invites you to taste his olive oils and garlic, and then goes on to extoll their virtues. He points to the fact of how good his health is and mentions that his mom is well over 100 and still going strong! Pay a visit to his website. If you check out the farmers market section, you'll see he is indeed a very busy man. I for one am a big fan of his and hope that I can be as young as he is when I reach 84!       Murrieta Real Estate Expert – Tom Plant, REALTOR® - Coldwell Banker Residential Brokerage     Active Rain Am...

Senate passed an increase on the homebuyers tax break.  This is not a law yet and is part of the stimulus plan that is being revised every day.   The proposal would allow a tax credit of 10 percent of the value of new or existing residences, up to a $15,000 limit.  Current law provides for a $7,500 tax break for the purchase of new homes only. This is great news for home-buyers across our nation and residents in our valley looking to purchase a   "Bank owned home in Temecula", or Murrieta or anywhere in Riverside County,  where home prices are at record lows. Democrats readily agreed to the proposal, although it may be changed or even deleted as the stimulus measure makes its way through Congress over the next 10 days or so. I will post a blog later on more of the specific rules. If yo...

I specialize as a Buyers Agent for Residential Real Estate in the Temecula Valley, and as a listing agent for "Custom Homes for sale in the Temecula Wine Country".   Recently, I had a business associate ask me for advice regarding Commercial Real Estate.  So I contacted my local business partner, Ms. Lalli Guerriero of Lee and Associates, for her expert opinion regarding Commercial Real Estate.  Following is an outline of what she had to say: Office Space in the Temecula and Murrieta areas has become very reasonable.  In Temecula Asking rates range from: $1.00/sf to $1.25/sf on Class C office space $1.25 to $1.65 on Class B office depending on location $1.70 to $1.95 on Class A office space that may include other services like janitorial, that you are more likely to find with Class A s...

With so many foreclosures on the market it can be difficult to find the very best investment.  I was able to help one of my investor clients purchase an Investment Property in Temecula with these two simple tools. Make sure you have positive cash flow.  After figuring out how much your payment will be using a PITI calculator. Use my Rent-O-Meter to determine what a fair market rent can bring your property. Other things to consider when looking for Investment Property: 1)  If there is obvious water damage, move on, there are just too many others without water damage and water damage can lead to other issues like mold and mildew later. 2) Price per square foot is not always the simple key factor because there are so many other factors involved. Do not go by Square foot price alone Conside...

For those of you that keep on top of the Temecula localized market you more than likely have already heard about this and I would have blogged about this a lot sooner but have been too busy to add anything here.   If you were the planning commissioners for the City of Temecula and someone from Anaheim asked for permission to build a five-story upscale hotel; what would be your response?   As you yourself would do the City of Temecula said without a doubt, PLEASE DO!   The great thing is this fabulous luxury hotel will be in the heart of Temecula just on the east side of Jefferson Avenue which should be great for our market because people who stay there will need to drive past the other parts of town. If coming from the 15 South they will need to past by Central Temecula with the mall an...

Today, volunteers came together to help the Temecula Community Pantry. Even though we organized a little late we were successful in collecting a "truckload of food"  for the Pantry.  I am grateful for the volunteers who came together at a moments notice through our posting on the "Martin Luther King Day of Service", Website.  I am also very grateful for the dozens of contributors who dropped off non-perishable food items for the Pantry. Special thanks to Connie Buzza and Kristina Karman who donated their time and artistic skills to create our signs. Here are the pictures from our "Day of Service", event:          Above Develyn Watson (Left), and Attorney from Temecula and Norah McIntire (right), an Acpuncturist. I was astonished yesterday........ To see a homeless woman as I was walking back to my car in the Albertson's Shopping Center, on the corner of Margarita Road in Temecula. This woman was not your average homeless woman,  or  the average person you would see holding a cardboard sign asking for money. This woman could have been my sister!  As I crossed the street, my first inclination was to walk right by and pretend I did not see anything. But I could not do that, instead I approached her.  Since she was looking into the eyes of the drivers pleading for help she was a little alarmed that I walked up to her.  I could see she was scared at what I may say or do because she had a startled look in her eyes.  I immediately, without thinking took out my wallet and handed her a $20.00 bill.  She...
