203k consultant Tehachapi, CaliforniaSo many times you can't find a consultant. Maybe it's because you are searching too close to home, go to the nearest "big city" around yours and see what you can find or, better yet, let us do it for you. We find consultants for you anywhere in the USA. We have been covering your area for about 30 years now, I've been dubbed the largest 203k consultant in the country for many years. I have met some that are pretty large these days. I met one fella recently who has 166 under construction at one time. That is busy. I must admit I know allot more that complain about not having enough business. There is no reason not to have as much as you want. I am always asked about how many 203k loan guarantees were issued in my area last year. You can find that answ...

Great question, isn't it?  Is a smart home right for you?  My discovery is that on some level almost everyone can benefit from smart home technology.I moved (and downsized!) my own home recently and am in the midst of remodeling to make it truly mine.  I've installed some smart home devices already and the two that I'm loving the most are the August Connect lock on my front door and my Liftmaster garage door opener with the MyQ connectivity app.Why do I love these?  Simple, because when I'm not home, I can see who specifically has entered or left my house by the front door and when the garage door has been used.  I also love that I can easily check remotely to be sure that when the front door has locked after the last contractor has left by the front door that the garage door is also cl...

What's the 2018 Tax Law Mean for Real Estate in Tehachapi?NAR (National Association of REALTORS®) is projecting a 1-3% growth in home values in 2018 but says that in areas with higher housing costs there could actually be a decline in value.  Why is that? The new tax law limits the state (and local) income tax and property tax deductions to $10,000 total.  That will definitely have a big impact in higher property value areas.  For example, a property valued at about $800,000 could expect to pay about $10,000 in property taxes leaving no "room" for a state and local income tax deduction. There are also changes in the amount of mortgage interest that can be deducted, but for loans originated before the end of 2017 and closed before April 1, 2018, they get a pass.  Again, these changes gener...

What's the Best Way to Choose Your Real Estate Agent? Choosing the best real estate agent to help you in the purchase or sale of your home can be a daunting task.  Most agents are spending thousands of dollars advertising to attract your attention.  In many cases, all that gets for you is someone that needs to churn out as many transactions as possible in order to cover the cost of all that advertising. So what about online reviews on an agent's website, Yelp, Google or other similar platforms?  That can be a good choice, but think about how useful, or not, those reviews might be.  Generally, a satisfied customer will be happy no matter what and so they will post a positive, glowing review about how great the agent was.Curiously, I've read a bunch of these reviews and rarely find any tha...

Your House Is Ready to Show, Where are the Buyers? You've done all the right things: taken care of deferred maintenance, spruced up the paint, super cleaned and decluttered.  Advertising is in place, agents have visited to preview, but you haven't had any showings.  What's the problem?Ideally, every seller hopes that they will have the house ready to sell and immediately get a call for a showing that then turns into the new owner of the home in 45 days.  One and done!  What could be better?  That's the ideal, but it is quite rarely the reality. If your house is ready to show and has been properly marketed, then there is only one reason that you are not getting showings.  Before we get to that reason, what does "properly marketed" mean.  Marketing is now a specifically targeted activity th...

You've done the initial decluttering and you've touched up the paint, repaired the obvious deferred maintenance and your house is on the market and ready for showings.  That's an exciting feeling because now you know all your hard work will pay off!  You believe that now agents will want to schedule showings for their clients and multiple offers will be yours to sort through. Before we get quite there, let's review best practices to be ready for a showing.  First and foremost, you really need to keep the house sparkling clean and always ready.  If you work away from home, then you want to turn on strategic lights to highlight the best features in the house and make it feel welcoming.  If you are at home when a showing request comes in, then the best bet is to turn on every light in the h...

What Does "Showing Ready" Really Mean?I have already written about starting the decluttering process in order to get your home ready to sell.  Once you've gotten rid of the stuff you didn't want to move, it's time to take a super critical look at what deferred maintenance or other conditions detract from your home showing at its best.Let's start with the easy things, also known as the Elephant Approach.  You've all heard the quote, "How do you eat an elephant?  One bite at a time!" That's the same way you get your house showing ready.  One step at a time!Wall Painting If you have chosen bold, or multiple wall colors, you will need to paint.  Your bold colors and accent walls are great when it comes to expressing your personality but not so great when it comes to showing your house to po...

Are you getting ready to sell your home?  If you have lived in the same place for a long time the task may seem even more daunting but take heart it can be comparatively stress free with a few simple steps. Most of us have boxes of "stuff" that we have put away somewhere to "deal with later."  If this sounds familiar to you, I can relate!  In fact, I have a bunch of those boxes myself and a whole lot of "stuff" that really no longer has a place in my life.  Because I'm getting ready to sell my own home I thought my experience might be useful to you.Set aside time each day to work through the stuff you may not even have looked at in years.  How much time?  That depends on your timeline, and how much time you can make available between work, family, social obligations, etc.  When I decided...

I would have expected the Millennials to have been the most stressed by the process because as a group they are most likely to be going through the home buying process for the first time.  I was wrong.  It was actually the Gen Xers that were most stressed.  Baby Boomers were least stressed overall.Thinking About Buying?  NerdWallet has released their Home Buyer Reality Report and it has some interesting findings.  If you read the entire report, there are insights as to who is most likely to find the process stressful.  Frankly the findings were a bit surprising to me.So what causes the most stress?  Across the board, the biggest stressor seems to be the mortgage process.  Apparently many folks found it difficult to understand and navigate.  Millennials prefer to do an online application...

Thinking about selling?  I don't have to tell you that if you are thinking about selling, the most important thing to you is to get the top dollar in the shortest period of time, do I?  Often, you may have started discussing your plans to sell your house with friends or family members or co-workers.  Because real estate is a subject so many people are passionate about, those folks will often have some advice to give you on pricing.   Make sure you price it to at least get what you paid - and some profit Real estate markets are cyclical and the market in which you are selling may have lower values than the market in which you bought.  Your best bet is always to price your house at, or just below, fair market value.  That ensures the fastest sale.  It's still a good time to sell, especial...

Hello real estate professionals, I have recently moved to the Tehachapi area down from Sacramento. I'm excited about offering home staging for the Tehachapi real estate market. I'm just settling in and will soon be available for all of your home staging needs. In the mean time I'm enjoying all of the sunny weather and beautiful wild flowers! I'm not a "newbie" to Tehachapi, both my parents and inlaws live here and I also lived here about 10 years ago when by husband's job brought us to the area. I have horses myself and am familiar to the challenges to marketing "country" properties. I look forward to meeting local Tehachapi real estate agents and if there's anything I can do to help prepare your listings don't hesitate to give me a call.
