Homes are selling in Tahoe Donner! 4 homes & 1 condo went under contract this week. All were listed in the $300-$700 range. 1 home sold in Tahoe Donner this past week. It was on the market for about 7 months and was sold as a short sale. It was listed for $299K and sold for $353K. 1 new condo came on the market in Tahoe Donner this week. There are currently 128 active single family homes and 26 active condos listed in Tahoe Donner. The number of homes listed is lower than it has been in quite awhile (it has been right around 140-160 for the past 9 months or so). There is now a total of 12 homes under contract. The first home sold for $610K and the other sold for $900K. The average list to sales price was 87%. 1 home that was listed for $500K went pending this week. Tahoe Donner sales have remained fairly strong in the past few months. 4 homes sold this past week in Tahoe Donner. All 4 homes were in the $400k-$900K range. The average days on market was 56 days (down from the average of 160 days last week).  The average list to sales price was 93% but 3 of the homes sold for 99% of their original listed price. 3 homes went under contract. 1 of these homes was being sold as a short sale after being listed for 518 days. Winter has come to Truckee! Tahoe Donner sales have slowed a bit this last week. 2 homes sold in Tahoe Donner this week. 1 home sold for $944,000 and the other home sold for $1,125,000. The average days on market was 160 days, and the average list to sales price was 85%.  2 homes went pending. 1 home was a short sale listed for $460,000 and the other was listed for $1,089,000. The average days on market was 61 days (203 was the average last week), and the average list to sales price was 95%. 2 homes went under contract this week. 1 home was listed for $479K when it went pending (originally listed at $680K and on the market for 305 days), and the other was listed for $389K. There was lots of sales activity in Tahoe Donner again this week. 7 homes and 1 condo went into escrow. 3 properties were under $370K, 3 were in the $600K range, and 1 was over $1 million. There are now 33 single family homes under contract in Tahoe Donner. 16 new homes came on the market in Tahoe Donner this week for a total of 174 active single family homes. 4 homes sold this week - one for $770K, one for $850K, one for $975K, and one for $1,194,500. The average list to sales price was 97%. The average days on market was 79 days. The absorption rate for listed homes in Tahoe Donner is 19% and there is currently just over 5 months of inventory remaining. Quite a bit of activity this week in Tahoe Donner! 5 homes and 2 condos sold this week. All of the homes that sold this week were in the $500K-$700K range. The average list to sales price was 95% and the average days on market was 42 days (the lowest number of days on market we have seen in quite awhile!). 6 homes went into contract this week. These homes varied in price with 2 homes in the $300K range, 2 homes around $600K, and 2 homes right around $1.2 million. There are currently 22 homes in escrow in Tahoe Donner which gives the market an absorption rate of 12%. Not bad considering this "slow" market.
