If you live in South Pasadena or take the Gold Line from the Mission station, you probably already know about Heirloom Bakery.  I was introduced to it by a realtor friend of mine a few months ago and loved it since. Heirloom bakery serve a mean cup of late and the most delicious carrot cupcake that I have had.  They also cook up a fabulous breakfast and lunch. My kids (yes - they're picky eaters) are always excited about heading to Heirloom for breakfast.  I also like the fact that there's both in-door and out-door seating.  Heirloom is located at 807 Meridian Avenue, South Pasadena, California 91030.  Their phone number is  626-441-0042 . There are no surprises in the real estate market statistics in South Pasadena.  Over the last three months, South Pasadena real estate activity has been pretty stable with an increase in pending sales in July.  We always see an upswing in summer sales due to moves in and out of the area with kids being out of school. New listings remain pretty constant with approximately 10 new homes coming on the market each month.  There were less listings that expired indicating more price reductions and accepted offers. New listings for South Pasadena condos and townhomes doubled between May 08 and June 08, but closed sales are still pretty low leading to a 45.5 week absorption rate.  An absorption rate is a good indication of activity and inventory.  It simply means that it will take a bit over 45 ...

Everyone who lives or drives though South Pasadena on a regular basis has seen the Rialto Theater.  It's been a fixture in the community for over 80 years.  Well... it seems like our Landmark played it's last show last night.  As one of the local South Pasadena bloggers pointed out, without much fanfare Rialto closed its doors.Most of us remember the midnight Rocky Horror Picture Show that played every weekend for years!For more information on the closing and a bit of history on this wonderful theater, take a look at this Los Angeles Times article.Rialto - you will be missed!Photo courtesy of Ross Melnick

The South Pasadena Housing Market bounced back from its dismal showing in June to a more moderate pace. Last year the market took it's dip in July, as opposed to this year in June. This is why its good to look at a minimum three month reporting cycle, so that the monthly volume swings have an opportunity to correct themselves.Overall, there are fewer homes being sold in ‘07 as opposed to ‘06. This appears to be a fact, no matter which area you are in. However the South Pasadena market has been very resilient to some of the changes going on in the industry. One reason is the affordability factor in South Pasadena. Of the twenty homes sold in July, there were only three recorded sales under $650,000. South Pasadena is often thought to be somewhat immune to the typical ups and downs of the real estate cycle. However in June it showed that if the rest of the area has caught a cold, South Pasadena has the sniffles. June is typically the time we begin to see the Summer selling season kick into high gear, but this year it failed to show up. It didn't even make an appearance. There were only 9 recorded home sales for June 2007 compared to 25 last year. Why the dismal June? It can be hard to quantify. For a home to be sold in June, it would have probably gone into escrow late April or by the end of May.
