On target with South Lake Tahoe, CA 2011 home sales to date. (Lake Tahoe Real Estate Blog / May 13, 2011 / Richard Bolen) Here is the latest on South Lake Tahoe, CA real estate trends and conditions as of right now. In summary, there were 3 more homes sold last year as of May 13 than this year. There is a slight increase in the incidence of distressed properties sold of a little less than 3%. There is a decline i in the 2011 median sold price compared to 2010, which is really great news for home buyers, of $14,000, or 4.6%. Over the last 180-days, however, the median sold price is $285,000, or $10,000 higher than it is for this year to date. This is based on sales over last 180-days not including Tahoe Keys. If Tahoe Keys is included the decline is $27,000, or 8.4%. The difference the ...

With Jobs picking up steam, the South Lake Tahoe real estate market, and home values, will eventually follow. South Lake Tahoe has exceptionally affordable resort homes right now! (Lake Tahoe Real Estate Blog / May 5, 2011 / Richard Bolen) Yup, interest rates are now at their lowest level of the year, and this is again incredibly good news for South Lake Tahoe home buyers. On a fixed 30-yr mortgage loan, today's interest rate is 4.71%. The lowest it has been was near the first of November last year… when it was 4.15%… for a few hours! Since then, and this is what interest rates always do, the rate has varied. More Home Sales in South Lake Tahoe than Those that Don't. (Lake Tahoe Real Estate Blog / May 2, 2011 / Richard Bolen) For the first time in five years, there are more successful home sales in South Lake Tahoe than there are expired listings. An expired listing is one that does not sell during it's listing term, and we've been tracking that data since 2006. It was the extraordinary incidence back then when the number of expired listings jumped over the number of sales by some 600% that was the actual catalyst for doing our first real estate seminar, back in November of 2006. It might, but there's no evidence of a foreclosure deluge in South Lake Tahoe… yet! Time for Some Spring Repairs at Lake Tahoe (Lake Tahoe Real Estate Blog / April 21, 2011 / Richard Bolen) It's that time again……….winter is beginning its long good-bye, and Lake Tahoe locals are looking at their houses………and saying hmmmmm……something needs to be done. We're here to tell you that Doc's Contractor + Handyman is on the job! Maybe the house needs a new coat of paint on the exterior surfaces; maybe some concrete work needs repair; maybe the deck could use some refurbishing (staining or painting or some re-fitting); maybe the fence could use some help after being buried for so long.  Maybe it's time to re-tile that bathroom or mudroom. The South Lake Tahoe Short Sale, much better than it use to be! (Lake Tahoe Real Estate Blog / April 20, 2011 / Richard Bolen) we use to not do short sales, but now we do. 'There are two key reasons why, the first being that some time around the turn of 2009 into 2010 banks finally became aware that they make more money selling short than they do foreclosing. Honestly, we don't know what took them so long, but this change in attitude caused the short-sale process to generally improve somewhat throughout all of 2010. The other reason why we do short sales now, and we do them successfully, is we use a third-party short sale specialist for all of our California activity, one with which we have had 100% short sale success to date. Value of South Lake Tahoe Distressed Properties is different than non distressed home values. (Lake Tahoe Real Estate Blog / April 17, 2011 / Richard Bolen) It's like there are two different South Lake Tahoe, CA real estate markets. One inside of the other! That's not really the case, of course, but the value of distressed properties, and the characteristics of a distressed property are certainly different than those of a non distressed home. One thing for sure with a distressed property, it's more apt to be found in the market entry segment of South Lake Tahoe homes for sale, and they are normally smaller, older and in rougher condition than a property that is not distressed.
