  I got back from a wonderful weekend in Tahoe; it’s good to get out and see the beauty around us. We are still getting brief shots of snow in March which is good. It was mostly clear this weekend and the temperatures are expected to get warmer this week. I was able to get some shots of the area that we don’t get to see down in the foothills of the Sierras. Six foot icicles may be commonplace in your neck of the woods but not in mine. Frozen downspouts, black ice, and snow covered hillsides are something that I just love to see as a tourist. I don’t know if I could live in these conditions; I could probably snow shovel the walk way once but not every day.  As a contractor, I looked around and wondered how it would be like to work in those conditions. South Lake Tahoe Real Estate Market Report for October 2012 October was another great month for single family home sales in South Lake Tahoe, CA.  There were 55 homes sold with the total dollar value sold at $21,025,085.  Out of the 55 homes sold 3 were REO/ bank owned foreclosure and 10 were short sale. The highest price home sold was a lakefront home in Camp Richardson area for $1,875,000.  The lowest price home sold was a probate sale for a one bedroom cabin in Bijou 1 area for $60,750. Most homes were sold in the price range of $200,000 to $399,000 with 28 homes sold.  Second place price range sold was up to $199,999 with 11 homes sold.  Third place price range sold was in $400,000 to $599,999 with 10 homes sold.   My wife (and business partner) and I last had our business photos taken about six years ago.  This picture has been used hundreds if not thousands of times going out on our business cards, flyers, and all associated business literature for the Jones Real Estate Team.  The past six years seem to have flown by but without a doubt a considerable time has passed.  So with much reluctance and hestitancy (I hate having my picture taken - doesn't everyone) we set up our appointment to have new professional picture taken of us.  We decided to have new photos taken for a few reasons.  South Lake Tahoe Median Sold Price Holding Steady since the first of the Year! (Lake Tahoe Real Estate Blog / August 31, 2012 / Richard Bolen) Is this the calm before the next home price rising storm? To be true, nobody knows, but South Lake Tahoe, CA median sold home prices have been steady since last December. That certainly does suggest a reasonable degree of market flattening over time.    22.5% more housing demand in South Lake Tahoe, CA compared to the rest    of the country  (Lake Tahoe Real Estate Blog / July 19, 2012 / Richard Bolen) Americans bought fewer homes in June than May, according to the Associated Press this morning. We thought we'd look at some of the data in the article and compare that to South Lake Tahoe, CA. The National Association of Realtors (NAR) said Thursday that sales of previously occupied homes fell 5.4 percent in June, and that sales results were the fewest since October. As the chart below shows, however, there was an increase in June sales in South Lake Tahoe, where 72 homes sold this year, compared to 65 home sales last month, and 51 home sales in June a year ago. The South Lake Tahoe Real Estate market had an excellent month in terms of transactions closed in June. There were 77 single family homes and condos that were reported as sold on the South Lake Tahoe MLS. The number of homes sold in June was up from 66 sales in May and well above June 2011 when 59 properties were sold.   The real estate market continues to be very active, but we are still struggling with a low inventory of homes for sale. There are currently only 234 single family homes that are listed on the MLS as "active" listings in the city and county areas of South Lake Tahoe. There are 365 total single family listings, but 130 of them are in escrow (36%). Historic Low Home Loans Now at 3.62% Fixed Rate (Lake Tahoe Real Estate Blog / July 5, 2012 / Richard Bolen) Yep (and Eureka!), fixed mortgage interest rates fell again today to new record lows for a 30-year home loan. We don't know what could be better news for South Lake Tahoe home buyers.
