It has been a volatile morning thus far.  The data released at 8:30am EST matched expectations and initially had little impact.  April Core PCE inflation rose 0.2% from March and was just 1.4% higher than one year ago.  April Personal Income increased 0.3% from March.  MBS prices then began to drop around 9:00am EST ahead of the 9:45am release of Chicago PMI, which jumped to the highest reading since March 2011.  Pricing has opened 0.125 WORSE to the points/credits associated with each interest rate option. Solana Beach Ca Real Estate Snapshot  (March-2014) Greetings, This summer will be interesting. A higher interest rate could hurt a number of potential home buyers if the rate hits the 5% mark. Studies show that historic average income to debt ratios to be about 31.3% of monthly income. If interest rates jump to 5% it could push income to debt ratios to 39% of the monthly income, 6% would push to 43%, not good for an economy just starting to come out of the ether. The Employment report again fell short of expectations, and MBS prices jumped to a high shortly after its release. The reaction was limited by questions about the impact of bad weather, however, and MBS prices quickly gave up roughly half of the early gains. Against a consensus forecast of 185K, the economy added just 113K jobs in January, and the weak reading in December was revised only slightly. The Unemployment Rate declined from 6.7% to 6.6%, below the consensus for a flat reading of 6.7%, and the lowest level since October 2008. The Dow is up 50 points.
