I have to say I am getting so tired of the pessimistic real estate articles in the local newspapers.  It seems that every day there is another article about sub-prime fallout, more foreclosures, people losing their houses/retirement/investment due to overextending.  Is there any good news out there?Well, I keep hearing bits and pieces of good news.  A friend who sold his house 2 years ago at a substantial profit is now looking to buy a better place for less.  Another colleague is viewing the downturn as an opportunity to buy income properties for a good price.I know it is hard to get listings, buyers want to do the legwork and look at the internet themselves, but I am optimistic about the future.  I love this website for ideas and feedback and I have received great information and ideas...

The savy home buyers are finally realizing that home prices are at the "reasonable" mark......pretty much pricing has been setback to what homes were selling for three years ago, within our immediate area.  Financing is favorale...so what's the problem?  It appears everyone is hoping to see additional/substantial fluctuation in even lower pricing.  Though this may be the case in some areas, specific areas within the Los Angeles and Ventura counties are beginning to show a "slowdown" in falling homes prices.  This is a good thing for many home sellers.  There are plenty of "qualified" home buyers waiting for the right moment to become home purchasers.  The spring months of 2008 look like it will be a busy time for those prospective home buyers to appear!  The main factor that still remai...

Monday's bond market has opened in positive territory despite slightly stronger than expected economic data. The stock markets are relatively calm with the Dow and Nasdaq both down approximately 2 points. The bond market is currently up 12/32, which will likely improve this morning's mortgage rates by approximately .250 of a discount point.The Institute for Supply Management (ISM) kicked off this week's news with the release of their manufacturing index for November. They said it stood at 50.8, which was a slight decline from October's 50.9 but a little stronger than the 50.5 that was expected. With record high inventory, Sellers cannot afford "Seller Denial."  Pricing can no longer be judged on what a neighbor's home sold for six months ago.  Additionally pricing cannot be based on the many/additional upgrades you may have to offer.  Today's home buyers expect upgrades.....which can definitely benefit in the sale of a home, but are not adding thousands and thousands of dollars to/on top of current sales prices.  If you truly need to sell your home, you must be priced properly.  Comparing your home with other nearby homes that are on market, (trying to match their pricing), is not an indicator of where your pricing needs to be if those homes have been on market for some time and haven't sold.  Make of best of your offering.....price right, throughly clean and de-clutter, spruc...

 Monday's bond market has opened in positive territory following another weak morning in stocks. The Dow is currently down 167 points while the Nasdaq has lost 35 points. The bond market is currently up 10/32, which will likely improve this morning's mortgage rates by approximately .125 of a discount point. There is no relevant economic news scheduled for release today. The rest of this holiday-shortened week brings us the release of three factual economic releases. However, none of them are likely to affect mortgage rates much. In the near term, expected rental hikes are expected.  Rental hikes will probably be seen over the next 2, 3 or even 4 years.  Potential Buyers, whom in the past could qualify for a home loan and home ownership, will no longer have availablity to those sub-prime mortgage packages formerly available....resulting in more home renters.  It's expected that rental prices will steadily rise.  That may be offset because some of the foreclosed homes will not be able t be sold, while others will be convertd into rentals.  More and more people staying in the rental market will drive-up the rental pricing.
