Seal Beach, CA Real Estate News

Living in Seal Beach nearly 35 years, I've seen my share of animals come out of the ocean. During the summer months surf fishing becomes a popular activity on the east side (commonly referred to as the south side) of the Seal Beach pier. This week delivered a bat ray (not to be confused with a sting ray) which is an uncommon sight for this particular stretch of beach. Most of the "rays" that are caught in Seal Beach are sting rays and are notoriously present on the other side of the pier. The reasons are many, but most agree that the warm water coming from the mouth of the nearby San Gabriel river creates an ideal enviroment for them to breed. The photos of this gentle and harmless creature are courtesy of Seal Beach resident Chris Heidel.

Summer time in Seal Beach, how do you chose to spend it? Summer in Seal Beach to me means enjoying being out doors wether it's at the beach by my house, or having a lunch meeting on the patio of Crema Cafe on Main St. My Wife and I also enjoy regular walks on the beach in the afternoons and dropping by Dolphin Market to grab a cold drink and catch up on the neighborhood gossip with Kenny. Another favorite past time of mine is taking out my long board and padling along the beach for excersize. Something about the smell of the ocean in the morning just puts me in a great mood and really brings together the rest of my day. As I exit the water I stop for a moment to observe how all the other beach goers are spending their summer in Seal Beach. Kids play beneath the pier digging for sand cra...

Although I've lived in town nearly 35 years, my Wife and I just started attending the Seal Beach Summer Conert Series last year. We enjoyed the warm evenings sitting with friends, taking in the sounds of summer and being treated to a spectacular sunset every Wednesday. As happens with most well kept secrets, eventually word leaks out and crowds rush in. The second band to play in the 2010 Seal Beach Summer Concert Series was Hollywood U2 who promised to be a big hit. That information must have circulated because when I drove by at 7:45 am that morning, nearly 60% of the available grass area was covered in chairs. It was exactly at that moment that I noticed that our small Seal Beach Summer Concert Series may be out growing it's location. Just a week or so ago the local newspaper put the...

Being such a small town, it's hard to believe there is still undeveloped Seal Beach real estate. Yet as you drive slowly and methodically through Old Town, you'll still find a few of these hidden gems awaiting a custom beach home. Interestingly most of these lots previously had homes on them that had been torn down, divided and then just ended up sitting vacant. Though the Seal Beach real estate market remains heathy amongst all the turmoil, many owners and builders have remained cautious about building custom homes for resale. The lot pictured below is located on 13th Street in Seal Beach roughly 200 feet from the sand, a prime location for somone looking to build a beach home. Being a prized "lot-and-a-half" means that likely sooner rather then later this slice of Seal Beach real esta...

Inevitably when I'm having a conversation about Seal Beach real estate I get the question "so what's the story with the old home at 117 Ocean avenue in Seal Beach"? Most residents know and refer to this as the "haunted house" or the "scary old white house" that is located at the corner of Ocean avenue & second street in Seal Beach. Being one of the oldest original remaining structures in old town, you can probably guess that it indeed has a story to tell. Growing up just up a few doors down on second street I often heard stories about this ominous house. Of course as I got older my curiosity grew, but it wasn't until I began selling Seal Beach real estate that I got the whole story. As it turned out, I was approached by a man who was very interested in purchasing the property in 2006 an...

Sure things have changed since the economy has slowed, but that doesn't mean that Seal Beach real estate has become any less desirable. Why? Well compared with most surrounding cities with niche areas, Seal Beach has the feel of one big neighborhood. It's the kind of town that you drive down the street and neighbors, business owners and families waive when you drive by. Because of this small town charm, the demand for Seal Beach real estate has seen a boost with the affordability at an all time high. A fourth generation resident of Seal Beach, I remember watching home vaules steadily climb over the years. Now in my mid 30's, I've recently seen an increase in familes around my age buying real estate here in Seal Beach. It's great to see many people I went to high school with moving back ...

Just one of the fun things about living in Seal Beach during the summer is the Summer Concert Series.  The concerts take place at Eisenhower Park from 6:00 - 8:00 pm.  There are three more concerts left this month.  They are: July 14 - Hollywood U2:  a band that has non-stop energy and an endless stream of hits from "With or Without You" to "Vertigo" pay the ultimate tribute to the greatest rock and roll band of its generation. July 21 - Robby Armstrong:  Robby plays a lot of his own music and has a fantastic band backing him up. July 28 - Nobody Cares:  What you will care is that this 9 piece band plays awesome reggae with a ska style.  They have a rocking rhythm section that performs a blend of covers and original music.  These concerts are a lot of fun.  Bring some small chairs with ...

I'm always glad to find or hear of  a new "dog friendly" place. I just heard of Crema Cafe and it sounds like a fun place to get a bite to eat and of course, take your dog too!  Crema Café, is a European style seaside restaurant in Seal Beach, CA. They offer  custom crepes, fresh baked pastries, sandwiches, salads, and breakfast.   When they say "fresh baked," that's what they mean. Their pastries and bread are baked in-house each day fresh!I can't wait to take my wife and our dog Olive one weekend and try it out, sounds "dog gone good!"      The Crema Cafe Where: 322 Main St., Seal Beach Contact: 562-493-2501, TheCremaCafe.com Hours: Mon-Thurs, 6:30 a.m.-3 p.m. Fri-Sat, 6:30 a.m.-4 p.m. Sun, 7 a.m.-4 p.m. I think Olive will enjoy it, she loves the beach and human watching

In taking a look at prices in the housing market in Seal Beach over the last year, we've seen housing prices increase in the market between $400,000 and $900,000.  In May 9009, the median single family price home was 715,000 compared to the median price home in March 2010 of $789,750.  That's an increase of 10% in just less than one year.  The average number of days on the market for this price range in Seal Beach is 71 days. In the million dollar homes of Seal Beach, we see a slightly different market.   Because there are so fewer homes for sale in this price category, the median sold prices vary from month the month.   For example, in May 2009 the median home for sale was $1,075,000.  In April 2010, the median sold price in this category was $2,425,000.  In each of these months, there...
