Life Celebration! Loretta Brown had just joined our office in Prudential Santa Monica as the new Training Director.  I was so happy for her to be at our office and training the newbies.   Our office is low key.  During her first week she did training's  You could hear her voice loud througout the office even when she was in the training room.  This was quite an adjustment for our office.  Her response was, “Yes, I’m known for my voice.”  I just loved her directness and friendly positive attitude.   Her sudden passing was a total shock.  She was not ill.  I had spent time with her in the office Friday.  Other agents had spoken with her over the weekend.  She was found Monday morning in her bed.   We thank you for your time here with us.  Although I’m really sad, will find a way to celebr...

Experts consider market parity to be 3.7 months of inventory, and according to Clarus Market Metrics, in March, we had 2.2 months of residential property on the market in Santa Monica < down 49% from two years ago.     Santa Monica – Months Supply of Residential Inventory – April 2012   As usual, residential real estate in Santa Monica defies the trends. The California Association of Realtors reports that the inventory of unsold single-family detached homes in the state was 5.3 months in February, down from 7.5 months in February 2011. Let’s compare the Santa Monica real estate performance for the 1st Quarter 2012 over the same period last year. The numbers are taken from the MLS/CLAW and are deemed reliable but not guaranteed.  Also, they reflect single family home sales only. Number Sold:  52, a 5.45% decrease over the same period in 2011. Median Price:  $1,545,000, a 14.44% increase over the same period in 2011. There are 64 active listings and with an average sale of 17.33 homes per month over the past 3 months, this means that there is an absorption rate of 3.69.  In other words, it will take 3.69 months to sell the existing inventory based on the average monthly sales. Santa Monica real estate was nowhere near as hard hit as other parts of Los Angeles, and certainly the rest of the country. Single family home prices in Santa Monica have ranged from $150,000 to $11,650,000, a huge differential, but the median price is the middle ground where 50% of homes sold above that price and 50% below.
