Santa Ana's Grain Project Promotes Healthy Communities      Community gardens are a great asset to our cities and neighborhoods. My son worked with a local organization this past summer, the Grain Project of Santa Ana, CA. The Project runs a community garden in Jerome Park in Santa Ana. Every Saturday the community gathers to garden from 10 to 2 in the afternoon. Parents bring their children to work and by the end of the day everyone takes home the day's harvest of the seasonal fruits and veggies (tomatoes, chilies, beets, green beans, et cetera).   Images from the garden in Jerome Park.      The Project holds camps for kids over the summer and prides itself on educating the community on agriculture, local history and the native flora and fauna. They are motivated to build a healthi...

I'm sure that everyone who received the Orange County Register today knows about tomorrow's auction. Bernie Madoff say goodbye to your fortune of goods, tomorrow they will be all gone (sort of). Mug shot: here's your chance to obtain some of this guy's stuff.      A collection of Madoff's belongings will be auctioned off Tuesday, December 29, starting at 1:00 P.M. at the Tustin Hills Racquet Club in Santa Ana, CA. Everything from original art pieces (Picaso, Dali, Chagall) to huge collections of jewelry. I guess most of the stuff is just general older merchandise, but some of the stuff will be from Madoff's personal collection - his watches, golf clubs, coats and art. I wish I could make it to this auction, but I am out of town right now. If anyone makes it out there let me know ho...

Should I Short Sale my house in Santa Ana, California? This is the most common questions home owners have in their minds now a days, and the reason is very simple, unemployment is growing, lot of wage earnesr borrowers are seeing their wages reduce or limited. and the mortgage is either the same or about to become adjustable where most likely it will increase the monthly payment. Lot of people is trying to get Loan Modifications or work outs with their investors, this is truly a good thing to do, actually I'd say, try it before you decide to put the house on the market, however, there are another group of people that prefer to sell the property. While a short-Sale is an option to avoid foreclosure, let's make sure you understand that a Short-Sale is not the way to get rid of a bad inves...

Must home owners know's that there is help available from their lenders, and programs that will help them stay on their home, what they don't know is that the firs line of defense by the lenders is to get the home owner true their "Collection Department". Here you will be ask question and or try to squeeze money from you before they offer you any consolation. You will be ask for your financials and the reason of your delinquency, you will also be ask to write a Hardship letter and provide your last w2 form, probably your last year taxes, proof of income. After all this documents are provided to them, they will probably offer you a reinstatement of your loan, prepayment plan, forbearance, modification or refinance and all these if you qualify. Must home owner get them self in a situation...

Pepe's towing is known in Santa Ana as the vultures of towing Not too long ago I posted a blog about how some of the aggressive towing companies in Santa Ana, CA are having a negative impact on housing prices in Santa Ana. This of course, is just one realtors opinion, but I have experienced firsthand watching a Pepe's truck try to yank my car out of its space when there were no clear "no parking" signs posted in the complex. Later I came to find out that the only sign was actually on the front of a gate that was stuck open that day (so the sign was not visible). How am I supposed to show properties to my clients if me and my clients return to the car to find it gone? Do you really think those potential buyers are going to buy a condo there? Probably not. I have former clients who bought...

3 Bedroom 3 Bath Townhouse for just $120,000? What's up? I've been following the litigation battle between the home owners and the land owners regarding the proposed $1968 increase in monthly land lease prices on the 2500 - 2600 block of Tustin Ave. in Santa Ana. It's an interesting case that has been dragging on for at least 2 years. Anyone familiar with this case? I believe it's almost impossible to get a loan for these properties. It might be a good opportunity for all cash offers to get a nice townhouse at about one fourth of what these homes sold at the peak of the market. Once a decision is made by the courts, I expect these prices to go back up. What will happen if the home owners have to pay $2000 a month for a land lease in addition to the $300+ HOA dues. photo: Real Estate inf...

Pepe's towing has a bad reputation in Santa Ana. While showing property to some clients in Santa Ana, CA I had the unfortunate experience of almost having my car towed by the vultures of Orange County, Pepe's towing. There were no signs posted at this condo complex that I was in a reserved parking area, but that didn't stop the driver from swooping in and trying to tow my car. After returning from the condo I noticed my car was being attached to the back of the tow truck, so I ran and jumped in the driver's side of my car. He got angry, but I refused to open the door. Eventually he disconnected the car and left, but I have heard numerous stories about this kind of thing. I am reluctant to show property where the condo HOA has a contract with Pepe's towing. They are too agressive and ult...

In the last year over 100 mortgage lenders have gone out of business due to the "mortgage meltdown" as most of you might now it is getting much more difficult to qualify for mortgages in Santa Ana. I love the idea of Live/Work spaces as I've seen them in Europe- a business below with living areas above.  Fortunately we are seeing more of this concept in Southern California.Last week I began a model home project at the Lofts at City Place in Santa Ana, CA.  The first phase of the project is a work/live loft concept in the heart of Santa Ana.  There are 4 Loft floor plans to choose from ranging in square footage from 1600 to 1800 square feet.  Each loft features a retail/office space on the first floor with an open, airy loft townhome above.  They are located directly across from the Main Place Mall giving your business a great storefront location.  The most exciting aspect of Staging the model for the Lofts was executing the builder's modern, urban living concept.  The Lofts offer ...
