Each summer in beautiful downtown San Rafael, we are treated to an exhilarating day of criterium bicycle racing.   The Carrera de San Rafael twilight criterium 08.09.08 is almost upon us.    This is a wonderful family-friendly event for bike racing enthusiasts and people watchers alike.   The racing begins in the early afternoon (start time scheduled for 2:45pm) and culminates with the pro racing around 7:00pm and 8:00pm (for women and men categories respectively). Date: July 2008 Since the beginning of the year, the volume of single family home sales in Marin County, CA has steadily risen.   Average and median home prices have remained relatively steady in spite of the ever present poor economic news. However, the lower end of the market (in Marin, say under $1M) is not holding up as well as the upper end of the market.   Simply put, the high end of the market is masking the price drops in the lower end of the market. The below data reflects single family home sales as reported by Marin County's local multiple listing service (MLS). As of July 12, 2008 23% of available listings in San Rafael are in escrow. For the month of June 2008 58 homes (accounting for approximately 27% of all sales in Marin County June 2008) sold in San Rafael for an average final selling price of $895,457. The average original asking price of these homes was $952,360. The range of final selling prices was from a low of $210,000 to a high of $2,950,000. It took these homes an average of 89 days to sell. Of the 58 homes that sold 4 sold at their original asking price and another 4 homes sold for more than their original asking price.  The other 50 sold for less than their original asking price. Saturday, December 15th    6:30pm Each year, San Rafael unofficially celebrates the beginning of the holiday season with its annual lighted boat parade in the San Rafael Canal.  Boaters throughout Marin County devote many hours and days preparing their vessels for what has become one of the largest lighted boat parades in the Bay Area.Parade viewing along San Rafael Canal, at Montecito Plaza, and at Seafood Pedder.For more information, contact Community Action Marin at (415) 485-1489. I recommed calling the Seafood Peddler for reservations asap. They book up very quickly. Expect lots of small children if you do go. Dress warmly and say hi if you stop by.

If so, will it be a half-point? Will we, here in Marin, see any changes in rates, or are they already "worked-in" as they have said in the past? By this I mean will the new purchase money buyer see any drop in rates? My gut tell me that we will not see a drop in mortgage money. Rates are historically low and I do not see them dropping based on the perceived half-point rate decrease tomorrow.  What do you think?

The days of giving a description of the "Marin" Real Estate market are gone! Each town and city is experiencing a different market. San Rafael and Novato are currently having more difficulty than the rest of the towns in Marin. However, within San Rafael there are many diverse neighborhoods, each with their own market. An example is Glenwood. Why are some homes selling quickly and others sitting for months. In some cases it is the obvious...price. However, in others it isn't Buyers today are taking a look not just at the neighborhood, but a very long and careful look at the property, much more so than previously. What are your thoughts?
