Today I sent a text message to an out-of-town seller.  I cringed as I typed the words and I knew she would be upset when she read it.  Procrastination was not an option.  The appraisal arrived and the purchase price exceeded the appraised value by 2.5%. My seller's home showcased new hardwood floors, new granite and stainless kitchen and three remodeled bathrooms.  It is gorgeous head to toe.  The comps the appraiser used were so, so and included a short sale with missing appliances, a 1970 something original kitchen and similar baths.  The condition of all, including my client's, were rated the same,  "Average."  The thousands of dollars my client spent upgrading her townhouse in 2008 rewarded her with enjoyment and it was a great selling feature.  However, it held no weight with the a...

TAX DEBT FORGIVENESS FOR CALIFORNIANS!! Two family fun events are schedule in two parks in San Pedro for this Saturday April 11th. A Family kite-flying Festival will be held at the 22nd Street Park, at 22nd Street and Miner Streets in San Pedro from 10 am to 2 pm Saturday. The park is located just north of the Cabrillo Marina. From 11 am to 4 pm there will also be a centennial re-enactment ( at 2:20 pm) of the 1910 flight of French aviation pioneer Louis Paulhan off the southern coastline near the historic Point Fermin Lighthouse. The Reality:  Each year about 1/2 of dogs and cats that enter animal shelters in the U.S. are euthanized.  This equates to about 3 million animals.    The Problem: Many of these animals are lost from loving families with no way to reconnect.    The Solution: Microchips.   Today on MSNBC, I read a story about a husky named Bonnie that was stolen in North Dakota on November 1, 2009.  The husky, months later, was found wandering the streets.....in Los Angeles!  With 1700 miles between them, only identification through a microchip implanted by Bonnie's family would be able to reunite them.  This story is definitely one to be remembered.  So if microchipping is so effective in protecting your pets, why doesn't everyone do it?  In Europe, about 25% of owners install microchips into their pets...
