The State Lands Agency of California, which administers Port Lands within the State of California, has recently ruled that the proposed plans for a park on the top of Knoll Hill in San Pedro are not consistent with the State Tidelands Trust which regulates the permissable land uses on State Tidelands and Port Property. A citizens committee had proposed that the land be improved with backstops that would be used part of the year by the Eastview Little League, and as general park use for the rest of the year, and would also have a children's playground. The Agency ruled that land uses must be of a Regional nature and not just serve a local use, and determined that the proposed uses were only local in nature. Several Cruise lines, including Princess Cruises, have been diverting cruise ships that had been scheduled to visit Mexican ports to the Port of Los Angeles in San Pedro . This is due to the swine flu scare that has virtually shut mexico down as far as the tourist trade goes. San Pedro's Centre Street Lofts off 7th still have units for sale! Wow, I can remember when my sister was visiting from Texas and we went to look at these. At the time they were still under construction. I remember thinking what a great investment they would be! We loved the materials used and design of the units. At the time I believe the two bedrooms were up in the 600k price range which I thought was way too much. Now you can get a two bedroom for only $349,000!!! What a deal! By 1835, San Pedro had become the most important port on the Pacific Coast. Because of shallow water and mud flats, ships had to drop anchor about a mile off shore, and small boats would then transfer passengers and cargo ashore. These would often capsize, spilling both passengers and cargo into the muddy water. During this time, the Sepulvedas built a crude dock and landing at the base of cliffs near present day Fourteenth and Beacon Streets in San Pedro, which became known as Sepulveda Landing. The Steering Committee charged with coming up with a proposed plan for the Knoll Hill property owned by the Port of Los Angeles which is currently being utilized as baseball fields by the Eastview Little League is considering one proposal that would create 2 baseball fields next to each other in a semi-circular formation (reduced from the current 3 fields), which would be used by the Little League for 4 months, and then converted into a public performance space by moving the temporary backstops. I did not want to make the call---again, but I had to do it.  My first time buyer is in the middle of another multiple offer situation.  Last time, there were only four offers. My buyer was not the lucky one, so we looked at twelve more properties and moved on by writing an over asking price offer. It is a bank-owned beauty.  Yesterday I received notice to respond with the buyer's best offer because the bank will only respond to the best of the fifteen offers---yes, fifteen! The Vue is now leasing at least 4 units which showed up on the MLS today.  They are 2 bedrooms listed for lease for between $2200 and $4500 a month. They also listed one unit for sale on the MLS for $554,204.  This one is a 2 bedroom, 2 bath 1045 sf unit. Everyone wants a deal, or better yet a steal, when it comes to buying real estate in a s l o w market. It is human nature and my clients are human (at least most of them). Today, I will show one client two short sales. One has languished for months on the market and smells like the owners either left their cat behind, or an agent locked a feral cat and several feline friends in the house for a week or so.
