We recently staged this exceptional San Marino home for sale. And guess what: it received multiple offers over asking price! UPDATE: This home has sold and escrow has closed! The home sold with multiple offers and the owners received $90,000 over asking! We staged the home using a mixture of the homeowners' furniture with additional rental furniture, Persian rugs, artwork and accessories. The homeowner initially hired Moving Mountains Design for a Comprehensive Home Staging Consultation and followed our step by step instructions. When we arrived to stage the home owner had completed all the recommended work and the home was in excellent condition. The response during open houses was overwhelmingly positive. But the best reaction to the home staging? The home owner has hired Moving Mount...

Do's, Don'ts And Don't Even Think About It Life in San Marino, CA Life in San Marino, California means beautiful, wide tree-lined streets, a unique residential lifestyle, excellent schools and living in the shadow of the beautiful Huntington Library, Art Galleries and Gardens.  The principal portions of San Marino were included as part of a land grant in 1830.  In 1903 Henry Huntington bought the Shorb Estate and the city was established in 1913. San Marino has certain ordinances which may surprise new residents. A booklet, Informational Guide for San Marino Residents is given(mandatory) to all new residents.  In a cleverly illustrated segment, residents learn of special requirements and as the city declares: Do's and Don'ts(Mostly Don'ts) These include:  Only One Family Per Home Only O...

The Huntington Library in San Marino, C A is not a Library in the conventional sense; rather it is a beautiful park with unusual flowers, rare vegetation and a serene sanctuary. It is the perfect get away for a peaceful afternoon or day. Depending on how much time you would like to devote to this serene sanctuary from the everyday hustle and bustle of activity.  Henry E Huntington (1850-1927) is mostly known for being one of the biggest Land developers in the San Gabriel Valley.  He built this magnificent Mansion in San Marino, CA.  Here he kept a large collection of paintings and rare books as well as manuscripts which are priceless nowadays. This became the foundation for the Henry E Huntington Library and Art Gallery.   Part of his grand estate consisted of what is now known as the H...

San Marino is without a doubt one of the most beautiful cities in the San Gabriel Valley. Once you are there, it is hard to believe Los Angeles is only about 12 miles away. Besides all of the beautiful homes, one of its major jewels is the Huntington Library with its lush gardens and beautiful art exhibits - the perfect weekend destination to go for a walk, relax or take some nice photos. One of my personal favorites is the gorgeous Japanese Garden - a true sanctuary, just spending some time here will melt away the stress of daily life: Japanese Garden, Huntington Library, San Marino Japanese Garden, Huntington Library, San Marino Another wonderful example of Landscaping Art is the gorgeous Chinese Garden - the largest Chinese Garden outside of China. What a fun day we had in San Marino yesterday.  In the morning, my family and I joined the rest of the community for a pancake breakfast at Huntington Middle School.  Later, we made our way to Lacy Park for it's first Annual Halloween Dog Parade.  Take a look at additional photos from the event on my flicker page - San Marino Photos.

I had a pleasant surprise this morning.  A group of middle schoolers from Huntington Middle school were practicing their "band walk" for tomorrow's annual parade. Tomorrow will be a huge day for San Marino.  San Marino High School football teams both JV and Varsity will be playing San Gabriel for their homecoming football game. At 3 pm, Huntington Drive will be closed for the annual homecoming parade which you just don't want to miss.  And, Saturday, October 11th, the kids will be celebrating by having the night out and dressing in their finest for the "Coro" Dance! In the meantime, enjoy the photos of the marching band kids practicing for the big day tomorrow!

Last night I attended a San Marino Community meeting discussing a proposed San Marino City Dog Park in Lacy Park.  Derek Barker, a student at San Marino High School felt so passionately about having a place to run his dogs that he decided to undertake this initiative as his Eagle Scout project. San Marino Recreation Committee met held a public meeting at the Crowell Library to hear feedback from the community on this matter.    The proposed dog park will be located in San Marino's Lacy Park on the West side not too far from the tennis courts.  14,500 sq. ft. area that has been used in the past by San Marino Girl Scouts for their August camping/cooking week and the annual fish derby is under consideration. The costs of building the San Marino Dog Park will run around $20,000 and include ...

San Marino California real estate market is still seeing multiple offers. San Marino's real estate activity has been holding steady in the month of August.  We actuallly saw an increase in the number of San Marino homes that opened escrow, from 8 in June to 13 in July.  The number of homes on the market in July remained at 41 with 14 new San Marino listings coming on the market. Looking at the 12 San Marino homes that actually closed escrow in July, the sales price to listing price ratio is pretty close - 98.23% - meaning that most homes sold close to asking price.  Interestingly enough, we're still seeing multiple offers in San Marino.  Three of the 12 homes sold OVER asking:   Address Asking Price Selling Price $/Sq.Ft. % of Sold/Asking 1755 Sharon Place $950,876 $1,028,000 $671.46 10...

As a real estate agent working in and around Pasadena California, I am constantly getting phone calls from buyers looking for great deals.  If you are looking for a real estate deal, you came to the right place.  I will be posting my "Dusty Deals" by area on a monthly basis right here for your review. What is a "Dusty Deal" list?  It is a list of real estate for sale including homes, condos and townhomes that have been on the market for over 100 days.  Are all of these great deals?  Not necessarily.  BUT, the seller has been actively marketing their homes for a very long time and is probably ready to deal. Why are these homes on the market still?  The most likely reason is that they were overpriced to begin with.  The first few weeks of marketing a home for sale are the most critical we...
