An Interesting and Clever Closet in San Gabriel CA   I first visited the property I just listed at 9128 Southview Road in San Gabriel about three years ago to discuss recent sales in the neighborhood and the area real estate market.  My client wasn’t quite ready to sell at the time.  In the meantime, I sent periodic real estate updates. San Gabriel CA - La Laguna de San Gabriel at Vincent Lugo Park       A recent article in Westways, the magazine of the Automobile Club of Southern California(AAA) highlighted what they called whimsical parks in our area.   One of the featured parks was the La Laguna de San Gabriel in the city of San Gabriel which inspired my visit again, this post and these photos.   This sea-themed fantastical park within the Vincent Lugo Park sits in a corner of Vincent Lugo Park at 300 West Wells Street north of Valley Boulevard and east of Del Mar Avenue near the San Gabriel Village neighborhood.     This inspirational space was the created by Benjamin Dominguez in 1965.  Although its known by some as Dinosaur Park, you will find many colorful fantasies of the sea made of concrete.   Look for a sunk...

There isn't a week that goes by that we don't get a new contractor on an FHA 203k project crying the blues about getting money up front to get a project started. No matte rhow in depth we go before hand so they contractor understands that there is NO up front money on a Full 203k project Then you get the contractor who tells you he has done lots of 203k work and he always gets money up front to start the job. Obviously he has only done Streamlined k projects. Streamlined k loans suggest they provide money up front... BEWARE, all is not what it appears to be with this product. What is more tyical is that the loan closes and six weeks later you get 35-50% of the money to start the project. It depends on who you ask. There seems to be some variance in the answer to this question from various sources. Lets look at the guideline. The HUD guideline for the FHA 203k loan program doesn’t “require” a pest control report however it does “require” a pest control clearance at the end of the project. The bid specifications statement at the end of section  35 and before the contractor signatures confirms and says "A copy of the termite report is attached and made part of this bid request. All section 1 items must be broken out separately as this is a HUD requirement. " Therefore all of the lenders I’m aware of have a “supplemental requirement” calling for a pest or termite report going into the project if it is a “full 203k loan”. What about a Streamlined k? Do we need a pest report?...

Appraisal requiring repairs done in order to close a deal I have not heard of this requirement before but I have a situation on a shortsale where the appraiser required that in order for them to sign off on it, the 2 leaks in the bathroom must be done and that they will have to do an appraisal review in order to close. This is a short sale and the lender typically will do no repairs. The borrower on the other hand cannot get the loan docs unless the repairs are done. Problem is the borrower does not own the property yet so it does not make sense for them to proceed with the repairs. However, the borrower was willing to do the repairs but now the owner will not allow the borrower to send someone over to do the repairs until the property is officially closed.
