West Portal Fixer Sold for Over $1Mil Let me say up front this wasn't my listing, I wasn't involved in the transaction at all. I just want to point out what the market is like in San Francisco.  San Francisco's West Portal neighborhood is a solid middle to upper class area. Ideal family neighborhood, a safe area for walking - even at night. West Portal Avenue looks like any mid-sized town's Main Street. And there is a light rail station that can wisk you downtown in 10 to 15 minutes (usually).  This fixer is a short walk to all I mentioned in the above paragraph. It has 3 bedrooms, 1.5 baths, 1200+ sf and some additional rooms downstairs. It looks like a fixer - peeling paint, fragile single pane windows, looked like some water damage in the living room ceiling, no real upgrades in year...

The tech industry has brought in a lot of people with money to spend! Here in San Francisco's West Portal neighborhood where my office is located, 9 homes sold in the past six months. The selling price averaged 12.5% over asking, with an average 21 days on market. Median sales price of $1,385,000. How do home sellers handle multiple offers? It's a combination of many different details:  1. The highest offer 2. The best mortgage-qualified buyer 3. The offer with no contingencies 4. The all cash offer 5. The buyer who can close the fastest.

Something always seems to be changing in San Francisco's West Portal Village. As a member of the Merchant's Association, I heard about this one in advance. And all the neighbors seemed to be very supportive and happy about the change - at least from what I was seeing on Nextdoor West Portal. Before (below left) it was a small market - a little on the worn out side of things. Now it is La Boulange de West Portal - Cafe and Bakery! It was a dark day in San Francisco in October 2012 when a four alarm fire at the corner of West Portal Avenue and Ulloa Street took out some very popular businesses - Squat & Gobble Restaurant, the wine bar and shop Vin Debut and a large dental practice. By early 2013 the debris had been cleared away and we were left with an empty corner! As a former Architect and now as a Realtor I understand how losses like this can affect a neighborhood shopping area like West Portal. The West Portal Avenue Association and the Greater West Portal Neighborhood Association threw their full support behind the rebuild.  And here we Are! Squat & Gobble is back, and it won't be long before Vin Debut and the dental practice will be back in business.

West Portal is part of the Taraval Police District 4, the largest district in San Francisco. There are 10 districts in all. The Taraval District extends from Golden Gate Park south to the City / County line, and from the West of Twin Peaks on the east to the Pacific Ocean. It's the tan area on the map to the right, in the lower left. The Taraval District has the lowest Part 1 crime rate - this includes homocide, rape, robbery, aggravated assault, burglary, auto theft, arson and other theft - at a rate of 18.21 per 1000 residents.  The Taraval District is mostly residential, containing many schools, SF State University and the San Francisco Zoo, along with a number of neighborhood commercial corridors. It's time for San Francisco Rec and Park's Scaregrove - a scary good time at Sigmund Stern Grove on 19th Avenue and Sloat, just west of West Portal village. It's an event the whole family can enjoy!
