The number of foreclosure postings dropped dramatically in September, but not because there are fewer homeowners in distress. Instead, the numbers are down because of a new law requiring lenders to contact homeowners and then wait 30 days before filing foreclosure notices. There were 4,775 homes for sale in the 10 cities in my service area on Sunday, Oct. 5, according to the local Multiple Listing Service. While that's a daunting number to home buyers and home sellers alike - for different reasons - it is less than 2 percent of the number of existing houses in Chino, Claremont, Fontana, La Verne, Montclair, Ontario, Pomona, Rancho Cucamonga, San Dimas and Upland. Since the source of the number of houses was the 2000 census, and most communities saw a boom in construction during the first half of the decade, the actual percentage is even lower. Fontana has seen home prices plummet since the giddy "Build, Build, Build" years shortly after 2000, when northern Fontana homes and home prices shot skyward. You may have heard about the recent Buy-out/Bail-out of Fannie and Freddie Mac but I'm not sure if you know how this has affected the mortgage rates for smaller multifamily income properties (1-4 units).   Well....   I haven't seen a rate drop this dramatically since 2001 and my gut tells me it probably won't go down much farther.   For a while people who had 2-4 units were getting beaten up by the banks with large add-ons to the rate and "risk based" pricing which was a nice way of saying they didn't trust most smaller investors. This was always a turn off for investors because they could buy a 5-unit property and get a much better rate with WAY less headaches along the way. The number of previously owned homes on the market has dropped dramatically in the past six months in the cities of Chino, Montclair and Ontario, according to figures available from the Inland Multi-Regional Multiple Listing Service.  Chino showed the largest drop - 27 percent - in the number of homes listed for sale in the MLS, closely trailed by Ontario, with 23 percent fewer homes listed than on March 9, 2008. In Montclair, the number of previously owned homes listed for sale in the MLS was 22 percent lower on September 7 than on March 9, 2007.  Elsewhere in the region, San Dimas showed the least amount of change, with 136 previously owned homes for sale on March 9 and 135 for sale on Sept. 7. It's still a Buyer's Market for Inland Empire home sales. The Housing and Economic Recovery Act of 2008 signed by President Bush in late July offers encouragement to home buyers to jump into the market now, before rising interest rates rise and seller-financed down payment assistance programs end October 1, 2008. Just closed a Retail Strip Center refinance that only took 36 days!!! I was able to get my borrower a 6.875% rate for a 10yr fixedover 25 years with no balloon payment!! Even in this market there are still some good products out there, you just have to know where to look. This was one of those "easy" deals in that my borrower had an 825 FICO and an LTV of only 55% with great income and good cash flow. Even without this perfect scenario there are still great rates to be found for Full-Doc borrowers and even stated income borrowers that don't have a risky property. Hard Money in Our Current Market How private lenders can make or break your clients   I have had many people asking me about Hard money loans in the past few months so I thought I'd give you a brief overview of what they are and how they can be used in today's market. Hard money loans (HMLs) are a special type of loan backed by real estate collateral. Generally short-term loans with higher interest rates, hard money loans are typically made by private individuals or companies not affiliated with larger banks. A borrower usually takes out an HML loan using real estate property as collateral. The hard money lender will provide the loan on a "loan-to-value," or LTV, basis.
