One of my favorite Sunday activities is hiking with my buddy Peroni. He keeps me active and insists on one big hike per week. We can hit some trails just blocks from my home, others we drive up to 30 minutes to get to the trail head. Today I will share Rose Canyon with you, one of my favorites.  Rose Canyon is in my neighborhood of UTC (University Towne Centre): University City 92122. We hike to this this trail head ina bout 20 minutes from my office parking lot, then take the 5.6 miles loop it creates from Lucera Condominiums (they have a trail head in their HOA) all the way to Gilman Ave. and then back again. In total we're out 4.0-4.5 hours and cover 11.5 miles.  Rose Canyon (named after Louis Rose, a rancher and business man that settled in this canyon in 1853 and ran multiple busi...

Kissing Statue in San Diego  "Unconditional Surrender" or more affectionately and informally known as the Kissing Statue, is located at the marina in San Diego inthe  park adjacent to the Midway Aircraft Carrier Museum along the Embarcadero. This 25 foot statue is actually one of several versions in other cities including NYC, originally conceived by Seward Johnson and based on an iconic photo of a sailor kissing a woman in a white dress on V-J Day, August 1945 (the day Japan surrendered, ending WW II). It was pretty cool to see when you read about the history, especially the location in front of the Midway Aircraft Carrier. The statue was originally installed in 2005 after being exhibited in Sarasota, FL, but was later dismantled and returned to NJ for some restoration in 2012; a bronz...

Rancho Penasquitos House Value CheckRancho Penasquitos is a community at the juncture of Highway 56 and Highway 15, east of highway 15 and north and south of Highway 56. Known as the 56 Corridor in San Diego this is a wonderful master planned community in the Poway School District. Rancho Penasquitos is zip code 92109. It’s located south of 4SRanch, east of Sabre Springs and Carmel Mountain Ranch, north of Mira Mesa and west of Carmel Valley and Torrey Highlands.Peñasquitos means little cliffs in Spanish. Rancho Peñasquitos is named after the first Mexican land grant, Rancho Santa Maria de Los Peñasquitos. It’s called “PQ” for short by us locals. There are many nice neighborhoods in a hilly setting and since the community has been there since the 1970’s and 1980’s there’s lots of mature...

For Sale by Owner in San DiegoSometimes San Diego homeowners decide to sell their home on their own and bypass a listing agent. This is when the homeowner sells their home without a real estate agent and takes on the real estate transaction without an agent representing them. From my experience I usually find that for sale by owners, as their called, are independent and tough minded individuals who think they can do it without an agent. They’re usually people who have a “can do” or “I can do this” attitude and they’ve in many cases done a lot in life on their own without the help of professionals. They are the DIY “Do It Yourself” folks. My hats off to them, I’m the same way in some areas. The statistics are something like 9 out of 10 homeowners who try to sell their home by themselves e...

Mira Mesa Single Family Homes We had 18 new listings this year compared to 29 new listings last year. These numbers mean that there are less homes to chose from, which explains why home prices are up 13.5% than last year at this time.  Homes are also selling much faster.  Last year homes took 22 days to sell compared to only 62 days this year!!Condos There are 17 new listings compared to last year which only had 11!There are a lot more pending sales, but less closed sales.Price is still up 13%.  If you own a condo you will be happy to know that the value of condos is still very high.  In a city where homes are priced quite high, many families will chose condo living.  www.SDHouseHunting.com | 619-549-8034

One of the specialties I bring to my clients and referrals is the fact that many of the properties I sell are specifically around San Diego's three major Universities: UCSD, USD and SDSU. I've also sold homes for around Point Loma Nazarene and San Marcos, among other private and or community colleges. There are two buyers for these properties: parents and investors.  UCSDInvestors know they can get above average rents, so the premium pricing is sometimes mitigated by this opportunity. I'm often asked, "If you were investing in San Diego Real Estate, where would you buy?" My reply is "I have invested in San Diego Real Estate and I bought 2 blocks from UCSD." and so "I feel that it's best to invest in and around our universities." (I also like investing in the areas of San Diego that are p...

The bridge that transports you from the reality of your day to a safe place to unwind and recharge.  I live in UTC/La Jolla, which is a contemporary neighborood of San Diego, CA. We are neighborhoods that meander through a variety of corporate landscape; mostly office parks, hotels, shopping centers and of course UCSD's campus. We are a 97% condo/townhome community with only one true single family home neighborhood-less than 40 houses. Here's a quick peek at the bridge...  One of my favorite places to walk my dog, read a book or occasionally take a lunch break is the park that reuns through Casa Bella, the highest pricepoint HOA of all the Reanaissance La Jolla communities.  I specifically enjoy the river that runs through it and the large fairy tale bridge that crosses the pond. A manm...

Hiking San Diego: from UTC to Sorrento Valley  I enjoy hiking with my English Cream, Peroni throughout San Diego the last 5 years. So, when after 14 years of living in my neighborhood, I discovered a hiking trail 1 block from my house I had to laugh at all the times I'd driven to trail heads to hike; when I could have walked across the street-I live 1 minute from a trail head! Well, it's pretty subtle so OK not to embarrassed. It's really an SDG&E access road but it serves as a great, secluded trail for the first 1.5 miles and then you hit the fork in the road which is decision time. You can go left up a steep hill and cut back through Campus Point Dr. which is a technology park, which if returning to the trail head becomes a 2.9 mile hike. You can continue right and you end up in Sorrent...
