In the San Diego California real estate market in 2005 the real estate community and prevaling majority opinion was that all the real estate bubble talk was just that ....talk, based on on unfounded opinion. I guess I could have joined the crowd, but I had seen too many signs of trouble in our local market to join the joyful chorus.Below is an editorial I wrote for my print newsletter in March 2005. Many, especially other real estate professionals, thought I was way out of 'reality' by my comments and having sold all my San Diego investment real estate in 2003. In SAN DIEGO, the best and fasted way to get a response to see what the seller's motivation is to just "Write the Offer".  I'm constantly bombarded with questions from buyers asking, "What do you think they will take?", "How low will they go?" or "Do you think the market has bottomed out?"  No one in this country can predict what the future holds for San Diego real estate.  We can all give our professional "best guess" but that's about it.  I try to avoid making predictions because this market is so "unpredictable". If your Realtor is taking the time out of their busy schedules to drive around and show you properties that meet your search criteria, then you should be prepared to "Write An Offer" when you locate a home you like.  In this tough market, I wish I had a dollar for everytime ...

For San Diego, the market top was around the summer of 2005. Since than, many neighborhood real estate values have been on a continuing decline. Largest value drop on the chart below was 34.2% in Mission Valley (92108). According to the 2007 Milken Report of the top 200 Metropolitan Regions in the US for business, San Diego is now ranked 72nd. In 2002, that same report placed San Diego as No 1 ( numero uno) performing Metropolitan Regions.How did this happen in 5 short years? The answer lies in our cost of housing as the number one culprit. It seems that the high cost of housing has scared away businesses that might otherwise increase our growth rate.In 2006 with over 3 million in the county in population, we added only 17,800 jobs for a whopping 1.4% increase. The Milken report places San Diego below 71 other better performing metro areas. Watching San Diego home mortgage rates, it seemed to me that they had actually increased after the 1/2 percent Fed rate cut. To confirm this, I contacted one of San Diego's largest home mortgage lenders. Here is his reply: Please note that mortgage rates are very VERY individualized, now more than ever. Rates vary based on down payment, FICO score, type of property, and other factors. With that in mind, the "benchmark" that many people use to determine "rates" on a given day is the best rate available for a 30 year fixed rate "conforming" loan. This is a loan amount of up to $417,000 meaning that it is saleable to FNMA or FHLMC.    It has been almost a year since we broached the topic of the Downtown condominium market in this column. Yes, things have changed, and despite the glut of negative press, the glut of condominiums some predicted has not materialized, and business isn't so bad. The resale market is holding up rather nicely. The inventory of active resale listings at the end of July was 492 compared to 613 one year ago. Days on market remain at about 90. That is a lot longer than ordinary (60 days), but condominiums are selling.At the end of July, Downtown sales had totaled 246 compared to 467 for the entirety of 2006. With any luck, 2007 will match 2006 and that wasn't such a bad year. The upper end of the market has fared better than the lower end. Two-thirds of all Downtown resales this year have bee...
