For Sale by Owner in San DiegoSometimes San Diego homeowners decide to sell their home on their own and bypass a listing agent. This is when the homeowner sells their home without a real estate agent and takes on the real estate transaction without an agent representing them. From my experience I usually find that for sale by owners, as their called, are independent and tough minded individuals who think they can do it without an agent. They’re usually people who have a “can do” or “I can do this” attitude and they’ve in many cases done a lot in life on their own without the help of professionals. They are the DIY “Do It Yourself” folks. My hats off to them, I’m the same way in some areas. The statistics are something like 9 out of 10 homeowners who try to sell their home by themselves e...

Mira Mesa Single Family Homes We had 18 new listings this year compared to 29 new listings last year. These numbers mean that there are less homes to chose from, which explains why home prices are up 13.5% than last year at this time.  Homes are also selling much faster.  Last year homes took 22 days to sell compared to only 62 days this year!!Condos There are 17 new listings compared to last year which only had 11!There are a lot more pending sales, but less closed sales.Price is still up 13%.  If you own a condo you will be happy to know that the value of condos is still very high.  In a city where homes are priced quite high, many families will chose condo living.  www.SDHouseHunting.com | 619-549-8034

One of the specialties I bring to my clients and referrals is the fact that many of the properties I sell are specifically around San Diego's three major Universities: UCSD, USD and SDSU. I've also sold homes for around Point Loma Nazarene and San Marcos, among other private and or community colleges. There are two buyers for these properties: parents and investors.  UCSDInvestors know they can get above average rents, so the premium pricing is sometimes mitigated by this opportunity. I'm often asked, "If you were investing in San Diego Real Estate, where would you buy?" My reply is "I have invested in San Diego Real Estate and I bought 2 blocks from UCSD." and so "I feel that it's best to invest in and around our universities." (I also like investing in the areas of San Diego that are p...

The bridge that transports you from the reality of your day to a safe place to unwind and recharge.  I live in UTC/La Jolla, which is a contemporary neighborood of San Diego, CA. We are neighborhoods that meander through a variety of corporate landscape; mostly office parks, hotels, shopping centers and of course UCSD's campus. We are a 97% condo/townhome community with only one true single family home neighborhood-less than 40 houses. Here's a quick peek at the bridge...  One of my favorite places to walk my dog, read a book or occasionally take a lunch break is the park that reuns through Casa Bella, the highest pricepoint HOA of all the Reanaissance La Jolla communities.  I specifically enjoy the river that runs through it and the large fairy tale bridge that crosses the pond. A manm...

Hiking San Diego: from UTC to Sorrento Valley  I enjoy hiking with my English Cream, Peroni throughout San Diego the last 5 years. So, when after 14 years of living in my neighborhood, I discovered a hiking trail 1 block from my house I had to laugh at all the times I'd driven to trail heads to hike; when I could have walked across the street-I live 1 minute from a trail head! Well, it's pretty subtle so OK not to embarrassed. It's really an SDG&E access road but it serves as a great, secluded trail for the first 1.5 miles and then you hit the fork in the road which is decision time. You can go left up a steep hill and cut back through Campus Point Dr. which is a technology park, which if returning to the trail head becomes a 2.9 mile hike. You can continue right and you end up in Sorrent...

U.T.C. in San Diego-a well known hidden gem!  (What is UTC?)  I asked the same question when I arrived in San Diego in 2003; this town loves it’s neighborhoods and those acronyms that make you sound local; each with unique characteristics and pride. UTC is short for University Towne Centre. For example we never say “Pacific Beach”, it’s always “PB”. I’ve never heard anybody say “University Towne Centre” it’s always UTC. This UTC area map shows you where we got our "Golden Triangle".  I’m always asked, “What does UTC stand for and where is it in San Diego?” University Towne Centre! It's the neighborhood that makes up the upper portion of The Golden Triangle or for you tourists: UTC is the nexus of 3 neighborhoods and UCSD. You can literally cross the street at the intersection of Genesee...

Sweden International HouseBalboa Park San Diego  Balboa Park, a 1200-acre urban park in San Diego, is a real treasure, and we have enjoyed multiple visits to the gardens, museums (including the world famous San Diego Zoo), and the House of Pacific Relations Inernational Cottages.  These quaint cottages, 34 of them representing different countries, are great fun to visit. We were at the international food festival back in 2012 and checked a number of them out. Alas, the one for Sweden - my maternal side of my family - was closed that day.  Each cottage has historical information, exhibits, souvenirs you can buy, sometimes food, and hosts who are happy to share their knowledge of each country's culture, history and traditions.
