On September 16th, the City Council of San Clemente voted unanimously (5-0) to implement a door-to-door universal waste collection service.  According to an article in the San Clemente Times, the program with go into effect sometime in October and will include single-family and multi-family residential properties. Pickups will occur on the same day as regular trash pickup days; however, residents will have to call CR&R in advance and provide a detailed list of the items being placed for collection. President Bush has proposed a $700 billion bailout of the U.S. financial system as the credit crisis continues to worsen.  As most people have already read this in the news, some of you are wondering how this will impact the San Clemente real estate market? The plan, if passed by Congress, will make credit more available to buyers that will hopefully cause San Clemente home sales to pick up and help inventory return to historical averages in order for prices to stabilize.   Credit will become more available as the plan will allow the government to buy billions of dollars in bad loans that will leave banks with more money and fewer credit issues.  This will allow banks to lend money again and hopefully relax some of their current lending standards.  These lending standards, however, will...

Over 6000 people crowded a hall at the Del Mar Fairgrounds to listen to opponents and proponents of the 241 toll-road extension.  The issue was settled by the California Coastal Commission, a resounding NO!, but this heated battle is far from over.  It's now the Federal Governments chance to get involved in yet another local issue.  The Transportation Corridor Agencies which tout themselves as stand alone agencies, while using our tax dollars to maintain the roads, appealed the Coastal Commission decision to the Federal Commerce Department.  This public hearing was to listen to the arguments from both sides, but is anyone listening. In 2001 a park for the disabled was proposed in South Orange County.  In 2002, San Clemente agreed to help build this park named "Courtney's San Castle", after the 4 year old girl who inspired the much needed park. In 2007 the grand plan for this park was unveiled with much fan-fair to the San Clemente City Counsel. In 2007 Sun Cal properties was to contribute $600,000 toward the completion and help build the park.  Sun Cal is no longer in much of a position to help build a park, much less finish the grading they started over two years ago.  The Fall of 2008 is the scheduled completion date of this park for the disabled.  It has not been discussed at the city planning or parks and recreation meetings of late.  Where is Courtney's San Castle?  .  If you have any information on this park ...

The bankruptcy filing by Lehman Brothers on Sunday (view article here), while striking a huge blow to the nation's financial industry, had a very profound effect on San Clemente as well.  SunCal's major financial backer with regards to the Marblehead Coastal development is Lehman Brothers, leaving many questions to be answered on how SunCal plans to complete the residential and commercial development.  According to an article in Monday's Orange County Register, the San Clemente City Council hopes that answers will come soon from SunCal, as the city has a lot invested in the coastal development.  As of Monday, SunCal continued infrastructure work along Avenida Pico and had not yet responded to San Clemente City Manager George Scarborough. Beachfire Grill, located a few blocks from the San Clemente Pier at 204 Avenida Del Mar, brings an eclectic flair to its dining room while providing an excellent variety of food.  Open since 2002, Beachfire Grill has a full menu ranging from a wide variety of appetizers and salads (side and entree) to fresh fish selections and great steaks.  Beachfire Grill is open 7 days a week for lunch and dinner and provides a nice breakfast/brunch menu on weekends from 10:30am - 1pm.  I was drawn to Beachfire Grill by the large outdoor patio behind the restauarant and the fun vibe the place exuded, and it did not disappoint.  After ordering a couple of drinks, my wife and I spent 10 minutes deciding on our appetizer, finally settling on a "light choice" of Grilled Asparagus.  As someone who prides ...

For the month of August 2008, San Clemente real estate price declines have slowed, sales have picked up, and less inventory came on the market providing some hope that the bottom could be in sight.  San Clemente real estate average sales price for August 2008 was $897,253 compared to $998,904 last August, representing a  decrease of $101,651 or 10.18%.  The month-over-month decrease from July to August is 0.82% or an annual figure of 9.84%, which indicates a slight improvement for prices not falling as quickly.  Year-to-date, the average sales price as a percent of the original listing price is 87.18% and 93.94% for the adjusted listing price and approximately the same with prior year.  San Clemente real estate, however, continues to outperform the Orange County and California real esta...

I had a client ask yesterday if there was anything in San Clemente as far as the Bank and Lender owned property goes.  I answered that there are currently 26 properties owned by banks or lenders on the active market.  I could hear the excitement in his voice.  You can almost hear the cash register ring at the thought of stealing a property from the bank.  I had a couple of words of advice for him: 1.  The bank knows exactly what the property is worth.  The have a real estate broker continuously update the asset manager of any market fluctuations.  The bank "is" pricing these homes below the average market price, but not 50% below. 2.  Good bank owned property usually has a couple of reasonable offers submitted in the first week.  If it is a great buy then I know about it and so do many ...

On Sunday, the government announced the bailout Fannie Mae and Freddie Mac due to these mortgage giants having serious liquidity issues.  The national housing market was at risk since these two entities back nearly half of all mortgages in the U.S.  But what does this mean for San Clemente real estate and the cost of borrowing? In a recent study conducted by J.D.
