The recession can cause people to put off the things causing delays.  The down turn (recession) is changing the way we live and it always happens.  More people put off getting married and home purchases.  Many who were going to relocate to a new area do not.  We are uncertain or keenly certain of the way the recession is causing us delays.  Lines of credit are and have been frozen and therefore, we do not tap into them and do fun things purchase thing we want so we put them off. Marblehead Coastal housing project in San Clemente owned by SunCal is fighting bankrupt Lehman Brothers for the right to sell off the Marblehead Coastal.  The battle came up in bankruptcy court in Santa Ana on Tuesday.  The judge ruled in favor of SunCal tentatively.  Lehman's bankruptcy last September halted the construction of the 313 homes parks and commercial center.  This project is the biggest project and the last big tract of undeveloped land along the Orange County coast.  It was well underway with most of the roads and other infrastructure completed.  When the Lehman's bankruptcy stopped the construction of Marblehead Coastal in San Clemente. Then as SunCal with no more funds filed for their Chapter 11 bankruptcy.  The problem is that Lehman for the financing got some ownership...

Loans are good right now as I see it, a view from a San Clemente, CA Realtor.  It is a good time to borrow money for a home car or small business.  Rates are great.  But the lenders (banks) are demanding more collateral, bigger down payments and detailed financial histories from borrowers in most cases.  Bank of America seem to have the lease problem with luxury home with traditional down payments and are not asking for 30 to 40 percent equity positions from the buyer. All banks are in a defensive posture and will remain there for a number of years.  You will have to show your credit worthiness in all cases.  No more no qualifing to get a home loan.  As I write this it seem common sense that there should never have been such a loan.  Since the interest rates are so good loans are good ...

The news today let us know that home prices show a slightly increase 0.3% nationally in July.  The home prices rose slightly according to a government index as further evidence the housing market is stablizing.  We are all glad to home prices that show increase in value. The Federal Housing Finance Agency said Tuesday that price showed a 0.3% increase from the prior month.  However, this same agency showed a correction for their calculations in June which was revised down to just 0.1%. I hope that we can believe the show of an increase in home prices in Julyl This index is off 4.2% lower than last year at this time.  This index is based on loans owned or guaranteed by mortgage finance companies Fannie Mae and Freddie Mac.  This index has declined less than other housing market measures....

As a Realtor from San Clemente here is my view of the  Federal Reserve Chairman Ben Bernanke's comment  that the worst recession since the 1930's is probably over.  However, he did say there will still be pain especially for the unemployed. He stated that the economy is growing now but not enough to prevent the unemployment rate, from raising.  He went on that it will feel like a very weak economy.  Perhaps that feeling might come from the fact that the economy is weak for some time to come.  That weak economy view is significant to how we proceed is selling real estate in San Clemente (Recession is Over). The funds are made available by the Institutional Lender Partner Program consisting of the contributions from major banks. This is the Orange County Market Report for the last month from a San Clemente Realtor.  In that month we see that resale homes stayed even neither up or down.  New homes went down in price 6.3 percent.  and resale condos went up 4.2 percent.  The sales volume for resale homes uas up .9 percent and the resale condos showed and increase of 8.8 percent.  While new homes went down in price 2.2 percent. The Orange County Market Report from a San Clemente Realtor shows the median price for the county is now $427,750 this is down from $440,000 a year ago with a total sales volume of 2,790 homes sold.  Again the most active part of the market is the condo and lower priced single family homes.  The Orange County Market Report by city: Aliso Viejo  Median Price $416,000 down 3.3 percent with the...

These are the statistics for Orange County and the San Clemente Area.  Did you see the  drop in value in Corona Del Mar?  The median home price dropped over 35% as shown in today's paper, The Orange County Register.  Yet, they are hot hot hot.  There sales are up for the last 4 weeks by 260% total of 18 sold homes. The statistics for  Orange County and for the San Clemente Area shows that for the last 22 days ending August 24, 2009 showed 19 of 83 Zip Codes had an increase in there median selling price.  But the overall county showed a drop in of 5.4%.  However there was a definite increase in the number of sales in 52 of the 83 Zip Codes. What do I make of all this.  Sales are up when the price is under $600,000 and the competition is really heavy and not much happening above $1,000,00...

In an effort to raise the necessary funds to complete the long-planned La Pata/Vista Hermosa Community Park, the City Council of San Clemente has approved the sale of 14.8 acres of land adjacent to the development's site to Target.  According to this article in the San Clemente Times, the sale will be for $13.8 million, with all proceeds from the sale contributing to the construction of the park.  If the deal is finalized, this will bring the total alloted amount of money set aside by the city for the park to $32.8 million, which covers the $32 million cost estimate of constructing this new park. To combat a large budget shortfall in the parks department after the new California state budget was recently adopted, state parks have decided to increase their fees to raise money in an effort to prevent closures of up to 100 parks.  In yesterday's Orange County Register, this article highlighted the increases pertaining to San Clemente State Beach.  Day use camping has increased by $5 per day, and tent camping sites have increased by $10 per day.  RV camping saw the largest increase, going from $34 to $60 per day. According to the San Clemente Times, NY Firm D.E. Shaw has bid $195 million to buyout some of SunCal Properties, including Marblehead Coastal, after the bankruptcy of Lehman Brothers.  Marblehead Coastal real estate will be one of the last new developments along the Orange County coastline and encompasses 247 acres on the western side of Interstate 5 between Avenida Vista Hermosa and Avenida Pico.  The hearing regarding this bid is expected to occur in October.  Hopefully this will bring back life to this fanastic development to come offering custom lots with ocean views, villa style homes, and new upscale dining and shopping. According to the San Clemente Times, a group of San Clemente residents are planning legal action against the City of San Clemente if they do not resolve the increased level of train noise due to the pedestrian crossings along the Beach Trail from North Beach to Calafia.  There are currently five beach crossings along the path and as mandated by Federal Law in 2006, trains are required to sound the horns no matter the time of day when crossing over these pedestrian crossings.  The group QUIET - Quit Using Intense Ear-Splitting Train noise) is not after money, but rather is after the peace and quiet so they can get a good night sleep along this beautiful stretch of ocean front San Clemente real estate.  The head of the group claims the city of San Clemente knew about the issues and failed...

I have been stating for the year that the luxury homes are depressed.  Now, The Orange County Register recognizes what I've been talking about.  In an article written August 16, 2009 by Kelly Hart he talks of the hefty price reductions and closed sales considerably less than the original asking price.  He goes on to tell us that of the 291 homes in Laguna Beach, Newport Beach, and Dana Point at $1,000,000 or more have severely dropped their prices.  In estate homes many have dropped their home prices over $1,000,000.  In San Clemente one 13,000 square foot home has gone from $15,000,000 to 9,900,000.
