Jumbo mortgage and super jumbo mortgages are available and are used more frenquently lately.  The percentage of homes bought with loans greater than $729,750 has been increasing and loans over $2 milion a sign that the market has taken a good turn.  Jumbo and super jumbo mortgages are up 27.8 percent for the loans issued in Feb. in this area still below the normal market.  Just 6 months ago the interest rates were around 7 to 8 percent.  Now the jumbo rate is closer to 5.75 percent.  This is especially important to the agents who work with the luxury, estate, and mansion part of the market.  The fact that the market is releasing more money in the form of Jumbo and Super Jumbo mortgages to these homes indicates the market is healing.

The state of California has extended and enhanced the $10,000 tax credit for home buyers in California.  The tax credit used to only be for brand new built homes, now the tax credit includes ALL first time home buyers buying ANY type of home, new or resale.   This is great news for those first time home buyers who intend to get FHA loan to purchase their first primary residence home in California.  This credit is set to go into effect May 1st 2010 just as the $8,000 federal tax credit expires April 31st 2010.  And the California tax credit will be available through August of 2011.  The credit is 5% of the homes purchase price with a limit of $10,000.  So to get the full $10,000, you would have to purchase a home for at least $200,000.  The way tax credits work is if you paid state taxes...

The homebuilder rally may not be as great as we thought.  Homebuilding stocks have burst out of the gate in 2010 and are outperforming the market.  Oppenheimer and Compay's chief investment stratregist told us to hold on and not get on that train. They are not convinced that the strength is a signal of things to come and would caution investors against adding homebuilders to their portfollios.  They are afraid that the stocks got ahead of themselves.  They are concerned the tax credit benefit is driving the sales and they may not maintain there sales. There are fewer homes on the market than there were a year ago that is why the inventory is low in Orange County.  Local experts typically note this time to have the market take off.  The homeowners that took there homes off the market for the winter are considering re-listing them.  The problem locally is that there are more buyer than sellers at this time.  This is especially true at the lower end of the market.  The demand for homes has been very high for several months now.  The real problem is too few homes are coming on the market.  Demand has jumped up over 28 percent in recent weeks.  Highest since 2005 so hold on to your hats we could be in for a wild ride.
