Interest Rates Are Great  This is the fourth consecutive  week of lower interest rates.  The 15 year loan is at record low according to a survey on lenders now at 2.61.  The 30 yr fixed loan  is now on average at 3.40 percent.  The amount of change isn't really news because the difference is so small.  Last week it was 3.41 percent.  Again the 15 yr loan now at 2.61 and last week it was 2. 64. So as you can see our rates are low and not moving in any direction radically.  Now is a time to buy and a time to sell.  These conditions will last a while longer but the one thing that is for sure it will not last forever.

Prices Are Going UP In California   Data quick reported its statestics for California in the month of March.  Our paices are going up each month and it was not any different this March.  They went up 8.3% in a single month.  However, year over year we have seen a 24.7 percent.  These type of increases have help those looking to refi their homes rather than trying for a loan modification.  It also helps the homeowner gain an equity position in their home.    With the positive info and the consumers understanding of the fast growth, many want to wait for more growth and perhaps stay in there home with a new loan.  That leads to our low inventory.  Even still the market is improving and the prices are being pushed from the bottom up.  The starter homes have so many offers they are jumping ...

Mortgage Rates Are Still Low I know that the mortgage rates (for a 30 yr fixed) have ticked up to about 3.57 percent from Freddie Mac's weekly survey with 0.8 points.  That is up from 3.54 percent.  But really that is such a small increase it is not going to effect the purchase of a home for most home buyers.  We are below the 4 percent on almost all loans for homes.  These historically are very low interest rates.  If you are looking for a time to purchase a home now is that time.  Have a great Easter.

California Law On Vacant Foreclosure Property Continues   California law requires an owner of vacant residential property purchased through foreclosure to maintain the property. If the owner fails to do so, existing law allows a governmental to impose a civil fine of up to $1,000 per day, have the required work performed, and bill the property owner. These provisions were scheduled to sunset 12/31/12. Recent legislation removes the sunset provision and extends the statue indefinitely.
