Real estate transactions are hard enough without throwing into the mix language barriers and agents working with buyers who are from other areas where business is done very differently than in Sacramento, but I am always up for a challenge. I was not prepared for the buyer's agent to flippantly send a cancellation out of the blue that I had to get her to rescind, though. She completely misread an email and thought the sellers wanted to cancel her buyer, when that was the furthest thing from reality.It was an interesting transaction; that's all I will say about that agent.  Even If You Hide It, It Is Only Temporary  I see a bunch of rotted wood in my line of work, I remove and replace wood rot in the Sacramento area regularly.  That Window Has Lost It's Seal,It Needs To Be Replaced.  Dual pane windows do not last forever, they will need to be replaced. The insulation value is connected to the space and properties between the two panes of glass, it is sealed. Over time the gaskets will fail and the seal broken.  How do I know if my window has failed? The easiest and most obvious way to tell is how does the glass look. Once that seal is lost, moisture from outside can begin to get inside and condensate will form on the inside of the panes.  Taking My Disposal For Granted  Nearly every home that I have owned has had a garbage disposal in the kitchen, it is a standard feature in most homes today. I older homes, like my first, I had to add it myself. I don't know about you but I that the disposal for granted. Rinsing off the dishes before loading the dishwasher I hit the switch to clear the flow. I came across something a little different recently. It was not so convenient as this.The older home did have a kitchen disposal all right but it wasn't so convenient. The switch was in the cabinet under the sink. That's right, to use the unit you had to open up the cabinet and flick the switch. It had been this way for decades.   I Swear, It Had To Have Been Leaking Before     After doing some water damage repair in Rancho Cordova, the client noticed water seeping into the bedroom a few days later. Hearing this, I rushed to find out the problem. I think I found it. The drain pipe was cracked inside the wall and when we installed the new vanity cabinet and counters, the existing crack started flowing again. Again? Yes, the crack has been there for a while. It was probably a slow leak that filled with “gunk” and stopped dripping. Handling the drain pipe during the installation of the vanity opened up the drain. So we fixed the leak inside the wall and everyone is happy. 03/19/2015

Repairing the Wood Portion of a Concrete Deck in Sacramento     You don’t have to be an expert to understand that two short boards are not as strong as one long board. Strength can be added with the proper fasteners but it is usually best to replace the whole post if it is damaged. I came upon this interesting repair yesterday, the bracket was added so that the bottom portion could be replaced without having to deal with the top deck. This all sounds great in theory but there are many problems here, and not just the eyesore that the brackets bring. There were dozens of these added during the last round of repairs that saved a few bucks. So let’s look at the future a little bit, we don’t have to look to far because I’m there for a reason.
