Why Are You Wearing A Mask?   In the course of doing repairs and improvements to property, a contractor can create a lot of airborne debris. It may be during the demolition stages and wood is crumbling and dusty, or the result of the saws, dirt, and fiberglass being disturbed. The demolition stage is often the messiest time for airborne debris, but that’s not the only time.   After the demolition of the area of repair, there is still a lot of cutting that will be done. Lumber, drywall, flooring and such can all generate fibers in the air. Of course there is the painting and staining that may happen at the end too! With all this stuff floating around the project, it is important that the area is protected.   Depending on the work being done, workers need to wear masks or respiration prot...

Yes, I Think The Problem Is Worse Than It Appears.   The question comes in many different forms: Do you think the rot continues behind the stucco? Is the framing going to be bad too? Will the deck be a quick repair? We can just wire brush it right?   No one wants to believe that the wood rot that they have is beyond what they can see. Surely, it is just on the surface. I admit, sometimes it is just a easy, surface repair that can be quickly done. Usually if I get called, it’s because there is a real problem to remedy. And that’s where experience comes in. Having a contractor with experience in where wood rot can occur and the extent of the damage is important. The contractor can look at the exposed damage and have a good idea as to how extensive it will be. The client may find it hard...

JUST SOLD!!! 11/30/2012 is Sacramento (La Riviera/Larchmont Riviera). This was an equity sale. I ended up with 10 offers, many of them over list price. The house was listed at $144,500 and eventually sold for $153,500. The sellers did a great job of listing to my simple advice of a few fixes before we went on the market and then we priced it well and i did a full blown marketing campaign that got full exposure for the property.  It's still a very hot market right now, even in the winter months.  Here's the Virtual Tour  La Riviera/Larchmont 3-4 bed, 2 bath home features an open & bright floor plan. Entertainers delight layout that opens to a spacious backyard with covered patio, fruit trees, landscaping & storage shed. Bonus room has fireplace & closet for either fourth bedroom or fami...

I could not decide which to post today. A video of my cats playing with a plastic strap or a new listing east of College Greens by the American River. I'm not that good of a movie maker. Or maybe my cats aren't that good of reality TV stars. So, the listing wins out. It's not even a short sale, if you can believe that. Yup, I still list and sell regular homes for sale in Sacramento. This is a two-bedroom, two-bath condo in Glenbrook. It's off the beaten path and toward the back of this massive complex of condominiums. You'll find 507 square feet on the first floor and another 507 square feet on the second floor. The first floor is shaped like a U, and it's open. The living room is carpeted and wraps around to the dining area and kitchen. There is a dishwasher in the kitchen and a refrig...
