I live in the Roseville CA zip code of 95747 so I thought I would check out the statistics on HOMES FOR SALE IN THE ROSEVILLE CA area. I found out that there are currently 301 active listings in  the 95747 zip code. The lowest home for sale is 179k and highest home for sale is 699k. The average days on market is 105. The average price per sq ft is 152. There has been an average of 89 homes sold per month in Roseville the last three months. That tells me that their is a 3 1/3 months supply of HOMES FOR SALE IN ROSEVILLE CA 95747.  There are 52 short sales out of the 301 listings and there is 117 short sale continingent short sale listings. Last week Mortgage Bonds finished at levels not seen since May 21 and home loan rates hit near historic lows. It’s hard to believe that some borrowers locked their interest rates under 5% on 30 year fixed rate mortgages. Stocks closed lower and the Dow market had its worse week since mid-June. As a result, money flowed to Bonds which helped home loan rates to stay low. With weaker than expected Job Report for September and the unemployment rate of 9.8%, the Labor Department wasn’t showing much love for US workers. Anybody out there frustrated with the time it takes to get a response from the bank on Short Sales?  I know, silly question.  Today after umpteen minutes waiting on HOLD with the bank, my own phone told me it had put me on hold.  What the!!!  Grr was my first thought but my mood changed when I called again and after only 10 minutes (what have we come to when 10 minutes on hold seems short) of waiting on the second call a man answered and identified himself by name.  "Wow," I said, "You're just the person I need to speak to."  He was a little apprehensive with that opening... but asked how he could help.  I explained I had sent an offer in 2 months earlier and it seemed that nothing was happening.  He asked me to wait on hold for a while longer and returned to say that everything he need...

  Finding inexpensive and tasty in the same sentence is sometimes hard. Utopia grill in Roseville seems to have done that very same thing. Yesterday my family and I went there for dinner mainly because of the $10 off coupon. The catch was after 2pm and we had to spend a minimum of $25.  We ordered a large margarita pizza a burger and a bucket of 4 imported beers after my coupon was turned in my grand total was $17 that is it. The great thing about this place is that it offers all organic and fresh food. The service was great and the restaurant was very clean. If you have been pondering whether to become a Roseville home buyer this year or to gamble on just how far the housing prices may fall, keep in mind the tax incentive being offered to first time home buyers in 2009. Remember that first time home buyer means you haven't owned a home in the past 3 years, this doesn't have to be your actual first time purchasing a home. I have been showing a lot of REO properties lately in Roseville CA, and have noticed a new problem crop up with pre-approval qualification. Nearly every REO that I encounter that is owned by one of the big Banks (i.e. B of A, Wells, Chase, etc) is requiring an approval by them specifically in order to review an offer. At first regard, this may not seem like much of an issue.
