I received a phone call yesterday from a very unhappy seller whose name sounded vaguely familiar. Apparently, we had a conversation last year about selling his home as a short sale. He was now calling to let me know that although he had listed his home with some other agent, had received an offer and submitted that offer to his short sale lender, the lender had instead foreclosed. What is the Pending Home Sales Index (PHSI), and what does it mean?  Looking at historical home-sales statistics gives us some market trending perspective, but a forward-looking indicator, like the PHSI, gives us a good way to gauge what's ahead in the real estate market.  Also known as a "leading" indicator, we can often spot emerging trends with this index. In the Western Region (which is as local as NAR gets with their index), the numbers actually stack up a little differently.  Looking at the data, it looks like the index peaked last Fall when the previous federal tax credit for 1st-time home buyers was set to expire.  Since then, the regional index has flattened out a bit - although we were up 8.8% in March, year over year.  Not bad, but nowhere near the national increase of about ... 05/06/2010

Sending a set of loan documents to the signing agent or notary will most likely charge your customer an extra $35 on top of the accomodation signing fee. Is this fee worth it? The notary is paid this extra fee because of extra expense of printing and copying documents themselves. When all my kids where younger I used to take them to places where I would volunteer my time, just to give them a glimpse of what it feels to give back to the community by volunteering.  All of them used to give me a hard time especially when I am taking them to deliver brown bag full of canned goods and necessary living items to homes of those in need or volunteering to feed the needy in shelters or helping out sort out gifts for children who may otherwise may not receive any gifts for the holiday.  I would even drag them for environmental escapades to clean the environment by picking up litters from different parks or beach areas. I have a lousy sense of direction. When I was filling out a profile sheet for MLS at a seller's home in Roseville yesterday, I noted that the archived listing showed the home facing west. But it didn't feel like it was facing west to me. So, I asked the sellers which direction it faced. They didn't know, either. But fortunately, they had an app that turned their cellphone into a compass. Sense of direction is not my forte. Zero Cash = Zero House I'm seeing an odd phenomenon of late.  I talk to folks interested in mortgage financing and ask, "Do you have funds available for a downpayment and the closing costs?"  Increasingly, the answer is, "No."  I wonder where they got the idea that they can buy a home with no available cash.  Granted, USDA Rural and VA offer 100% financing but these programs benefit a very limited amount of buyers. Okay, you counter, what about seller concessions for costs?  With multiple offers on listings, sellers are not very motivated to give concessions.  Realtors don't want to ask for them because they believe it will lessen the chance of the offer being accepted.
