As commercial real estate continues to adjust many are already taking advantage of heavy discounts. While many argue that lack of commercial financing is the main reason for slow activity. I blame it more on a lack of realistic expectations.  Wanting a high LTV on a distressed property by using a lenders 1st followed by a seller second only complicates things. Long gone are the days of purchasing commercial real estate with little or no money down. The only high LTV out there for the most part is an owner occupied SBA 504 that will go as high as 90% LTC.
