Local Roseville Agent Specializes in Pre-Foreclosure Solutions   Roseville,  CA -  August 26, 2010 - Local real estate agent, Mark Peek of Keller Williams Realty, today completed his Pre-Foreclosure Specialist Certification, or PSC, training and announced his intent to become a resource for Roseville and Sacramento area homeowners in distress. This groundbreaking certification is the first homeowner-centric  designation specifically aimed at avoiding foreclosure and completing a short sale. A short sale is when a lender agrees to take a loss on a particular property loan, allowing the homeowner and borrower a dignified way out and getting a new homeowner into the house, as opposed to foreclosing on the property and having it sit vacant for months.   "I obtained this certification with t...

Woodcreek Oaks Short Sale – The big banks made mistakes and received a bailout. They have the resources to lobby congress and the courts to have laws written to suit them. But, what has the little guy received? Nothing. So we decided to put together a Homeowner’s Bill of Rights. It’s time we had Washington look at what we want, versus taking care of the big banks. Considering that the big banks have way more rights than the little guy, here is what we think should be done to “level the playing field.” The Homeowner’s Bill of Rights. 1. Stop The Loan Modification Insanity! The Right to an open and transparent loan modification process. Any homeowner that can no longer afford their mortgage payment, petitions their lender for a loan modification, and it turned down shall receive a written...

What Is A Short Sale - If you owe more on your home than it is currently worth in today's market and need to sell, we submit the offer to your lender and negotiate a short sale on your behalf. Many folks hear lots of myths and misconceptions about short sales in California. As a Short Sale Specialist in Roseville, I have heard them all. That why I decided to write an article about What Is A Short Sale Myth #1 Short Sales take forever to complete - With most lenders and servicers right now, the average time for a short sale approval is 45 to 60 days from the date we submit a full package to the lender, depending on how many lien holders we are working with. Some lenders such as Wachovia, EMC, and others can approve the short sale in less than 2 weeks! Some lenders can take up to 90 days,...

Sun City Roseville CA – We recently negotiated a short sale on a VA Loan. After the appraisal is complete and all the other necessary document have been received, VA guidelines state the loan servicer should give us an answer within 15 days. The loan servicer took 65 days to give us an answer. That is a complete violation of VA’s requirements. “Oh, but that’s no big deal”, you might say. Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. It is a big deal, because VA (and every single US Taxpayer) loses money as a result. VA insures VA lenders against loss, provided they follow their guidelines. VA is able to make an “educated bet” that they can issue these guarantees because they have laid out rules to control the lending and loan servicing e...

Roseville CA – Most people think the person they mail their mortgage payment to every month is the owner of their loan. Not so. In fact, most of the time, they are not the owner. As an example, 80% of all loans that Bank of America handles are not owned by Bank of America. Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. The largest owners of US mortgages are two companies that some would allege are owned by Uncle Sam. They are Fannie Mae and Freddie Mac. They own an estimated 55-60% of all US Mortgages. Another estimated 10-15% are insured by Uncle Sam as well, thru the FHA and VA loan guarantee programs. Another estimated 10-15% are owned by Wall Street Firms, Pension Funds, and other entities. That means the company you mail your check t...

Roseville CA – If you are upside down, then you might be tempted to walk away. You’ll mail your keys to the lender and move out. Before you move out, I have some important information to tell you. You should stay in the house for as long as possible. Discover how other sellers successfully did a short sale and request a free consultation by clicking here. In fact, the average length of time you can live for free is 461 days. That number is a statistic I’ve seen lots of people throw around. I just tried to Google the official source, but it isn’t coming up in several searches. I do know that number is true, based on all of the foreclosures I’ve seen recently. Many lenders take around 12 months to file foreclosure. Then, the foreclosure process can last 6-12 months, if not longer. Here is...

Roseville CA – Should you walk away or should you stay? Here is how to determine whether or not you should walk away from your home. Because of the decline in the nationwide housing market, I doubt that your home is worth what you paid for it. Discover how other sellers successfully did a short sale and request a free consultation by clicking here. First, determine the current market value of your home. Talk to a realtor. They will give you a market analysis, based on what other homes similar to yours are selling for. For example, we recently helped a home seller who had paid around $700,000 for his home. We thought the home was worth about $400,000. His mortgage payment was a little over $4500 a month. When you add in the property taxes and insurance his total monthly payment was aroun...

Roseville CA– Many people think that in order to be eligible for a short sale you must stop paying your lender. That is not true. Discover how other sellers successfully did a short sale and request a free consultation by clicking here. Many lenders will approve a short sale, even if you are current on your payments. They will consider a short sale based on another hardship, such as a job transfer, job loss, or if you foresee that you won’t be able to make the payments in the near future. Should you stop making your payments? I am not a lawyer, and therefore cannot give legal advice. I can tell you my opinion. It all comes down to what is most important to you. If reducing damage to your credit rating is important, then continue paying for as long as possible. Continue paying your lende...

Roseville CA – The Stop Foreclosure Institute recently received a question from Tim. Here is Tim’s Question. “I have an elderly friend who recently finalized a loan modification through her lender. The mortgage company shows on their website that the mod has been processed and the new terms are in effect. However, since foreclosure proceedings were begun before the mod was approved, her homeowner’s insurance holder will not renew her coverage policy, since the local Clerk of Courts records show that the loan is in a foreclosure process. The mortgage company has not sent the Clerk of Courts notice that the foreclosure case is closed. What can she do to avoid losing her insurance coverage?” Discover how other sellers successfully did a short sale and request a free consultation by clickin...

Roseville CA – I just saw the second of two articles about homeowners losing their home or property because of high property taxes. Most of the stories were based in the Northeast, where the property taxes are much more expensive. In one story, http://www.wbaltv.com/r/25677444/detail.html, a Maryland Woman is going on a hunger strike to bring attention to the situation. The story makes it sound like high property taxes caused her mortgage payment to go up by 40%. That is a huge jump in property taxes. I have seen some people’s property taxes jump by $200 to $400 myself. In another story, a lady in Connecticut lost some property next to her house after a drawn out tax dispute. Here is the link to the news report: http://www.youtube.com/watch?v=hFQzxY2Mlxo. The new owner of the land put u...
