Rocklin Short Sale Facts and FAQs - About Short Sales in Rocklin CA - Rocklin Short Sale Specialist, Mark Peek, has seen it all.  Some buyers and agents think that since it is a buyer's market, they have the right to make ridiculous offers. Yet they can't understand when the seller rejects or counters their lowball offer. Here is a recent example. A buyer makes an offer on one of my Rocklin Short Sales. 1. The buyer offers a minimal $1,000 deposit but doesn't want to place the money in escrow for the home. They don't have any "skin in the game." In other words, they have zero risk. (Meanwhile, the seller is still risking foreclosure.) 2. They are putting $200,000 down on the home, but won't bother putting any more than $1,000 in escrow and only after the short sale is approved. 3. The...

OMG! Yogurt at the Blue Oaks Town Center (Rocklin, CA) It was a combination of the warm sunshine and a Groupon special that brought us to visit OMG! Yogurt at the Blue Oaks Town Center in Rocklin, CA for the first time this afternoon. We have had the pleasure of experiencing different fro-yo shops in the San Francisco Bay Area, from Palo Alto to Danville, Pleasanton and Brentwood...but this was our first experience having fro-yo in Placer County. Starting with a friendly welcome and a very helpful & cheerful employee, we had a wonderful experience at Rocklin's OMG! Yogurt. It was pretty refreshing to see the presence of social media there...from QR codes (leading to their Facebook and Twitter pages) to free Wi-Fi for customers of OMG! Yogurt. Not only is there a choice of 10 frozen yogu...

Yesterday, a woman called me from south Sacramento. She said it was imperative that I drop what I'm doing and come over to list her home as a short sale. She had just received paperwork that said she was approved for a HAFA short sale, and she had until February 19th to submit a listing agreement. She did not know that she had to hire a real estate agent. I asked her if she realized that doing a HAFA short sale meant she would be selling her home. Yes, she understood that part. It made me wonder what kind of person would apply for HAFA and be unaware that had to hire a Sacramento short sale agent? Hmmm . . . sounds like a seller who thought maybe they'd sell their home to a friend, an acquaintance, a relative? She appeared very distraught when I explained the nuances of an arms-length a...

Short Sale Rocklin CA Facts & FAQs – Rocklin Short Sale Specialist, Mark Peek, answers an FAQ about short sales.  You have probably heard the term "BPO" and wondered what it meant. BPO stands for Broker's Price Opinion. A Broker's Price Opinion is when a licensed real estate agent gives their opinion of the value of a property. That value is what the lenders use to process the short sale. Most short sale approvals or denials are based off of that opinion of value. The agent goes thru all the recent sales of properties similar to the property they are valuating. They want to find the 3 closest comparable sales. The more recent a sale is then the closer of a comparable it is considered to be. The same goes for properties that are close geographically (in the same neighborhood is preferre...

Short Sale Information Rocklin – Rocklin Short Sale Specialist, Mark Peek, recently received a question from Mike. Here is Mike's Question. "I am thinking about a short sale, but I am behind on my property taxes. Will I still have to pay them if I short sale my home? Mike." Here is the answer to Mike's Question: The bank will pay those property taxes. Property taxes are a first priority lien on a property. That means that if a property is foreclosed upon, then they still have to be paid. They don’t go away for any reason. This is also why most banks want to charge you monthly and then pay the property taxes themselves. They know that the taxes are a big bill that only comes once a year. Not everyone can afford that big bill. Because your bank knows they will still have to pay the taxe...

Short Sale Rocklin-Can You Short Sale with an IRS Tax Lien? If you have an IRS tax lien, can you still short sale your Rocklin home?  The answer is yes! Hear Laura Peachey from Stewart Title in Roseville explain how to remove your IRS tax lien and short sale in Rocklin:   Once you list your home as a short sale in Rocklin, it's important to start the lien release process.  It is best to have Stewart Title communicate with the IRS as the point person.  They will obtain a Certificate of Release from the IRS so you can close escrow.  The release takes 60 days so it's best to get started at the beginning of the short sale process. The IRS realizes that if you're short selling in Rocklin, you've lost any extra equity in your home.  That is why they may release the lien.  Instead of a lien on...

Rocklin Short Sale Deficiency – Rocklin Short Sale Specialist, Mark Peek, recently received a question from Tom. Here is Tom's Question. "If I pay mortgage insurance and default on my loan, why wouldn’t that cover the deficiency amount? Tom." Here is the answer to Max's Question: Yes, the Mortgage Insurance should pay your lender for any loss. So that reduces the amount that your lender will lose on the short sale. There are a couple of problems. Many Mortgage Insurance Companies have gone bankrupt. They can't pay on their claims. In this situation your lender may or may not pursue you for the loss. (I've written extensively on deficiencies on other blog posts. In most short sales, you won't owe a deficiency. E-mail me at mdpeek@gmail.com and I can research your specific situation.) Th...

Unscrupulous Debt Collection Tactics. If you are facing financial hardship, then paying credit cards and other unsecured debts is your lowest priority. An unsecured debt is a debt without collateral, meaning the lender can’t take away your car or house. A secured debt has something as collateral, such as your car, house, or anything else of value.   Short Sale Specialist Rocklin – Some lenders are very stubborn about collecting what they feel they are “rightfully owed.” The most stubborn banks are typically credit unions and small community banks. Also, loans that were granted with Private Mortgage Insurance can be very demanding. Private Mortgage Insurance companies such as Radian, Mortgage Guaranty Insurance Corporation, United Guaranty, and Republic Mortgage Insurance Corporation have stepped up their loss mitigation efforts. They negotiate hard and say they will not approve a short sale without a promissory note. However, that is not always the case. You can often convince them to waive the deficiency if you do the following. 1. Prove to them that you don’t have any assets or any extra monthly income. 2. Prove that your home ...

A dear friend who has long since passed away, Margie Moreno of Midway City down in southern California, used to say that palm trees were overrated. She totally freaked out my husband the time I took him to Newport Beach. I was trying to talk him into moving to Newport Beach, because that's where I used to live and sell real estate. Of course, there are tons of palm trees everywhere in southern California. Margie Moreno told him that rats live in the base of palm trees. OK, that wasn't the only reason he refused to move to Orange County and chose Sacramento instead, but that's not really a true statement about all palm trees. In fact, most palm trees aren't even indigenous to California. Most of our palm trees come from the tropics, Asia or Europe. But it doesn't stop us Californians fro...
