Short Sale Specialist Rocklin CA - What Is A Legitimate Hardship?  – Mark Peek, Rocklin Short Sale Specialist, discusses what is a legitimate short sale hardship.  It depends on the mortgage company and investor considering the Rocklin Short Sale.   In general, as long as the Bank believes the loan is likely to become delinquent the Short Sale will be processed by the Loss Mitigation Department. A big key to getting your Bank to accept a hardship is to submit a strong hardship letter. The hardship letter sets the tone for the entire file. The hardship letter must  present the facts clearly. Below are examples of “hardships” that are common and frequently accepted by mortgage lenders. 1. Family illness or injury. 2. Illness or injury in the extended family – particularly if it forces r...

Rocklin Real Estate Agent - Allan Sanchez As a long time resident of Placer County and real estate agent for the last 13 years, Rocklin is my favorite area to sell real estate!  Rocklin is the quintessential, family-oriented neighborhood with a variety of houses, highly-ranked schools, lovely shopping areas, and lots of city pride!  Its hilly streets and mature trees give off a happy vibe that's hard to repeat in other local areas.  With the current economy, Rocklin real estate agents are seeing the best deals in many years, maybe ever.  The average home price in Rocklin is now $270,000, down over 14% from the same time last year.  The best deals are coming from Rocklin short sales, which offer buyers discounts of 15% off traditional sales.  If you want to buy or sell a home in Rocklin,...

Your Guide to “CASH FOR KEYS”     Neighbors losing their homes have heard all kinds of rumors related to ‘cash for keys’ but much of it is based on just that, rumors. The California Department of Real Estate (”DRE”) has put together an informative article for foreclosed owners, tenants, and agents outlining the real facts involved. The following are the key points you should know. To read the full article, go to: GOOGLE - http://dre.ca.gov/pdf_docs/ca/ConsumerAlert_Cash4Keys.pdf   When a lender takes a home back as a result of a foreclosure action, it becomes responsible for that property. The longer the lender has to wait to sell the property, and the more money it has to spend to repair damage and/or to maintain the property, the greater will be its ultimate loss. They must also deal ...

WILL YOUR LENDER PAY YOU TO SHORT SALE YOUR HOME? WILL YOUR LENDER PAY YOU TO SHORT SALE YOUR HOME?   As reported in DSNews.com, a Massachusetts real estate company, McGeough LaMachia Realtors, conducted a nationwide study which indicated that short sales bring a 24% greater return to lenders than foreclosures. This study by compared sale prices of short sales vs REOs in multiple states including California. The average difference was $43,000! And that likely did not take into consideration the cost of foreclosure including many months more of non-payment plus carrying costs as an REO. It therefore is no surprise that some lenders have actively sought to promote short sales by offering incentives to upside down owners to not just walk away.   Chase has been offering incentives of up to ...

Is it a BUYER'S MARKET YET or NOT? I was amazed when I had an "OPEN HOUSE" and it seemed more like a "MAD HOUSE" I must say it was a great turn out at least 49-50 FAMILIES (not people) each Family had to have had 3-4 people that walked through the door at any one time between 11:00-3:00. Seriously I received 10 offers at least 6 out of the 10 offers were 25,000 over asking price with in 3 days on the market....3 of these offers were ALL CASH up to $475,000! WOW Buyer's are on the move...only thing we don't have enough inventory to satisfy the current buyer's looking and it's not even spring yet. Whats your thoughts?

Buy a House in Rocklin - Where's the Inventory? If you've been looking to buy a house in Rocklin, you may not be having much luck.  That's because the home inventory in Rocklin is at a low!  This time last year, there was 4.8 months of inventory.  Now there is only 1.8 months.  That's a 62.5% decrease in the last 12 months.  There is lots of speculation regarding the lack of Rocklin homes for sale.  Some think it's because the banks are holding back foreclosure inventory, trying to make the market more valuable.  Others believe because of very low interest rates, homes are being scooped up as it's irresistible to not to buy.  Further, Rocklin is a strong community and a very desirable place to live.  There is no shortage of buyers looking for a home in Rocklin! Here is how to score your...
