Located in the highly desired Mt. Carmel neighborhood of Redwood City, across from lovely Our Lady of Mount Carmel school, 330 Grand Street closed escrow on the first business day of 2018.In vintage condition, we marketed this home to builders and agents who work with builders, knowing it would be razed. It sold just days after notices went out about the opportunity, to an all-cash buyer, with no contingencies and terms to make life easy for the sellers. Seller wanted no open houses and was delighted to sell off market. Whether a tear-down, completely remodeled, or anywhere in between, we design strategies to meet your needs.Call for your free, no-obligation consultation

This morning I woke up early. Sleep was elusive so I started my day at 4:30 instead of 5:30, using that extra hour to read, respond to emails and do some small tasks in the kitchen. By 6:30 I was in the car as planned, heading to Edgewood County Park in San Mateo where I met a friend for an early morning hike. We hiked for about an hour and a half. A short drive then took me to a city park where I could change into "Realtor duds" and comb my hair in a bathroom; now I was ready for my first business appointment of the day: showing my lease listing to a potential renter. Next stop: a 10:00 AM meeting at my clients' house in Redwood City that will be coming on the market at the end of the month. We had paperwork to revise, another discussion about choosing the correct listing price, and I ...

(Redwood City, as seen from Edgewood County Park. Photo credit: Grace)Beginning last Friday, the "storm of the decade" was expected to hit the San Francisco Bay Area. So what does one do while waiting for the storm that hasn't yet arrived? If you live and work in San Mateo County, heading to ones favorite County Park or Open Space Preserve might be the answer. That's what my granddaughter, husband and I did Friday afternoon - hiked the somewhat muddy trails at Edgewood County Park. She took some great photos (like the 2 here) and had great patience and fun with watching the busy little guy in her video:Rain or shine, our open space is worth a visit, and one of the many reasons living here is in such demand.

In a Redwood City Probate sale, sometimes the highest offer turns out not to be the best offer, but until it does not close, it is impossible to know that. So what do  you do if you are the Administrator of a Redwood City Probate Estate and you are faced with very different competing offersrs. There is not one right answer, but here is an example and some things to keep in mind when making your decision. Remember the guiding principle here is that I am making the assumption that you have full authority to sell the home and court confirmation is not mandatory. If the sale has to be confirmed by the Probate court then this blog does not apply to you. The Administrator of the Redwood City Probate Estate with full authority gets to make the decision as to which offer is accepted, but that ...

On the market for only 12 days, 106 Shorebird Circle in Redwood City is now pending, and no longer being shown. There are no contingencies and we're counting down to the close of escrow. How does one attract buyers to condo listings and get this type of result? The secret is a combination of proper pricing, proper preparation, and proper marketing. First, one must find the right price point. Price too high and a listing withers on the vine; price too low and money is left on the table. Our market now is not one where any price will bring in offers. Appraisers are cautious, too.Next comes preparation. Not only does the property need to be prepared to make a wonderful debut, behind the scenes work with disclosures, inspections, getting a preliminary title report, gathering HOA docs if any ...

"How's the market" is a question I hear a lot. We'll take a look at what's going on in Redwood City, one of the larger cities in San Mateo County,  with roughly 81,000 residents. Like its famous neighbor some miles up the road, San Francisco, we jokingly say that the city's bird is the crane -- construction cranes are seen everywhere!   Two days ago our Multiple Listing Service showed:   Single Family Homes: 34 Active listings, with a median list price of $1,350,000 49 Pending sales 59 Closed sales in the last 30 days. Of these, 3 sold under asking; 4 at asking, and the rest, a whopping 52, sold for over asking   Condos/Townhouses:   5 Active listings 14 Pending sales 12 Closed sales in the last 30 days; 9 sold over asking, 2 at asking, 1 less than asking   We're definitely in a strong...

Today's real estate market is a challenge for buyers in the Silicon Valley and San Mateo County. More often than not there are multiple offers. More often than not one writes offers two, three, four or more times before a buyer is successful. That was the scenario for a set of buyers I'm currently working with. We explored many properties from Belmont to Sunnyvale. Offers were written on 3 different properties in the space of 2 months. The fourth offer was the charm! They are in contract to purchase a newly constructed home, and what a gorgeous home it is. When it's completely finished, with landscaping in place, the gas fireplace in operation, and the remaining light fixtures in place, it will sparkle. The home inspection has been done and the property contingency removed. The appraisa...

Anyone trying to buy a home in Redwood City right now knows that it is tough out there. There are many more buyers than sellers and many Redwood City homes sell with multiple offers way over list price. Some homes go as much as 30% over asking, but some do not. How does a buyer make the decision about how much to offer to have the winning bid in a Redwood City multiple offer situation and not overpay? The answer is not simple, and sometimes it not a question of price, but terms, like contingencies, length of escrow, length of rent back, etc. But for right now, let's just discuss price. Here are some things to keep in mind when you make an offer on a Redwood City home in a multiple offer situation, 1. In my opinion the most import thing is, how much is this home worth to you? In other wo...

Are you the administrator of a Redwood City Probate sale home that belonged to a hoarder? Maybe it was a home that was living in for 50 or 60 years by a relative or close friend who had a lot of family mementos and a soft spot in her heart for them. Maybe he was a collector of things which seemingly have no value today like technical manuals from the 60's. You need to sell the Redwood City Probate home but it is filled with stuff. The house is worth many hundreds of thousands of dollars, but the estate has little or no cash. Or the estate has cash, but the heirs need every penny they can salvage out of the Redwood City Probate sale. What do you do? As the Personal Representative for the estate you have several choices. My advice is to take the following steps: 1. Do not try to figure o...
