Have you noticed the swing into sales in the last week? The South Bay means a lot of things in California. In Southern California it includes the 10-mile stretch of beaches called Manhattan Beach, Hermosa Beach and Redondo Beach. All three fall south of LAX airport. Something nice is slightly felt as buyers crept out of the woodwork last week and bought homes. Several sales happened with only a few days on the market. They were priced to sell. Then price was right on the nose. One had multiple offers and some had unique situations. Two were on streets where all you have to do is let the neighbors know its coming out for sale and you have buyers ready to leap. 17th Street in Manhattan Beach is one street families want to live on. Look at this chart for South Bay Beach Cities and Palos Verdes Peninsula.  Do you see the price per square foot rising??? Yes, So do I. This is the average selling price per square foot in 2006-2007. SO New York City is not the only one that is going up in  2007-2008 for real estate sales prices.I took all the sold properties from Manhattan Beach, Redondo Beach, Near PCH,, Hollywood Riveria, Hermosa Beach,Palos Verdes Peninsula. I used sale prices of $1,000,000.00 to $5,000.000.00 that sold in 2006-2007.Looks to me like high end luxury home sales market is still on the rise.. why don't they put that on the front street of the Los Angeles Times or Eyewitness News...Because tragedy sells... but as ususal we are blessed in the South Bay. Walking and Real EstateI went to a seminar from a top Century 21 agent and what is the main thing I took away. WALKING. She has attended Tony Robbins and is coached by Mike Ferry and she gave us an example of her day. She starts with exercise, then reads and meditates. She writes out her goals for each day and at the end goes over her victories.  The next day I woke up my husband and we took off at 6 am across Pacific Coast Highway and down Avenue I straight out to the ocean at Redondo Beach.  Whenever people meet me and find out I am a realtor they ask me To predict the futureI read a lot so the influence is there along with my own experience here in the beach areas. Data Quick Information Systems recently released its January 2007 home sales activity and reported South Redondo Beach had 8 sales of single family homes with a median price of $865,000, an 11.7% reduction over January 2006. Condominium sales totaled 14 for the month with a $750,000 median price, an 11.5% gain over a year ago. Older single family home lots with more than 7500 square foot lots are being subdivided and rebuilt into three on a lot town homes commanding prices of $800,000 and more. I am a California native and have never lived anywhere else.  As I get older I think this is slightly sad and I envy my much braver friends who have relocated several times across the U.S. and to other countries.  However, I love my hometown and even when I visit other great places I am always happy to come home to Redondo Beach, CA.Redondo, Hermosa and Manhattan Beaches are all wonderful.  They are an oasis from the "Big City".  Everytime I drive over the hill on 190th into Hermosa Beach and see the Pacific Ocean I realize that we live in Paradise.  It is a treat to walk the shops and quaint local restaurants in Riviera Village or Downtown Manhattan Beach.  People here are always friendly and helpful.  There is a very local feel where people smile and say "Hello" to each other.  The Ho...
