For Sale Vs. Sold Compared with North Redondo Beach, South Redondo Beach sales have paled in comparison.  However, October saw some relief, tying with April and June this year for the highest number of sales - typically unheard of in the fall months.  But with only 3 pending sales, expectations are low for November sales. Days on Market - Sold Vs List Price (as a Percentage) In last month's report, I mentioned that I felt that South Redondo Beach sellers were asking too much for their homes.  The graph above demonstrates the accuracy of that statement, as most homes in October that sold, did so at around 8% below the listing price!  In most other areas, we see sale prices around 3-4% below the listing price. Sold You know all the media focus on how badly the real estate market is doing?  Well the graph above is a reason why you have to take everything that they say with a grain of salt.  North Redondo - and other South Bay areas - have been faring not too badly, when it comes to several key measures. A steady continuation of the inventory reduction is occurring, along with a continuation of swift sales into the fall.  Typically, we see a seasonal reduction in the number of sales starting around September.  But that has not been the case.  Even more promising is that the number of pending sales in October is still rather high, at 13.  That means that we can logically anticipate that November will have at least 13 sales. Investigating the Hollywood Riviera real estate market?  Here's an update for you. As of September 1, 2008, there have been 21 homes sold.  That is much higher than this time last year when 15 homes sold during that same period.  That's a nice little 28% increase in the number of homes sold!  Good news at last!  Homes that are priced well are seeming to go into escrow quickly still.  For example one on Via Monte D'Oro recently went on the market for $1,199,000 (under $1.2K seems to get a lot more attention these days) and sold in 9 days for $1,150,000.  That was super quick - I heard they actually had multiple offers - 3 of them.  The average price of the solds last year was $1,051,547 and the average this year is $990,183 - a near 6% drop in the average price.  So seems we have more ho...

The 120-by-60 foot Ice Skating rink that was built at the Seaside Lagoon in Redondo Beach will have it's Grand Opening tomorrow at 4pm. The address is 200 Portofino Way and will be open until 9:30 pm. It will cost $14 for adults and $12 for children for 1 1/2 hours, rental skates included. The Riviera Village will ring in their annual Holiday Stroll on Thursday evening, December 4th, 2008.    Festivities begin around 5pm and run til 9pm.   Meet Santa, ride a horse-drawn carriage, watch the little dancers from Dance Forever perform as well as other street entertainment, carolers stroll along the streets, business owners graciously open their stores and often offer hot apple cider and other sweet treats.   Strolling along Catalina Ave under twinkling lites is a wonderful community event not to be missed!

For Sale Vs. Sold South Redondo's low level of sales continued into September.  There was a small reprieve in the number of homes on the market, though that can be attributed to the 3 sales from the previous month, with the remaining 2 fewer homes most likely being removed from the market. South Redondo Beach is an amazing place where many people would choose to live.  However, we have seen such lackluster sales in the past year.  My theory is that the homes in South Redondo Beach are just priced too high for the current buying population.  The next graph may support this theory. The awakening of the first time buyer has been cautious. There was a surge in April and early this month in home buying. The misleading fact of 1/2 of all sales have been REO or bank owned in our state is one thing but the south bay beach areas have few bank owned properties. The slowdown and lending crunch has affected prices. We have higher inventory and it takes longer to sell properties and there are price reductions that have to be factored in. The other BIG and GOOD factor is that these homes are a short drive to the beach. The glorious Pacific Ocean! This week we toured a new Bank Owned listing on Perkins in North Redondo Beach. They love our city- Officer Campos and Officer Garcia-love working here in Redondo Beach. Even if it means being bitten by a ‘Possum….opossum…Officers today took the animal to release into the wilder parts of our county. The neighbor said he was eating the raccoons food… food is food…How will a skunk, cat raccoon or opossum know the difference in whose food is available. It reminds me of Indians and land…it never occurred to them that someone would divide it up and sell it. What do you readers think? Feed some wild animals and trap others? Most important is the good service the animal control in Redondo provides. Did you know that a skunk has to be trapped in a very special cage…? They do. It has to do with the skunk smell.  A new Mexican restaurant has opened in South Redondo, Ortega 120. I am so excited to try this place!  I first heard about it from a co-worker and then my friend mentioned it too. It sounds delicious! They both raved about the menu and kept asking me if I had gone yet. You can view the menu online:http://www.ortega120.com/. It is Modern Mexican with a So Cal Twist. I guess they make their tortillas fresh at the restaurant and they serve a smoky salsa. Yum! The happy hour looks really appealing too. It is offered Monday through Friday 4-7.
