Wow! This is a fine example of a tiki themed dingbat apartment. Located at 389 Palos Verdes Blvd. in Redondo Beach, the Tiki Apartments were built in 1959. The building has been maintained well after almost 50 years. Lush jungle landscaping, giant tiki figures, and beautiful mosaic tiles make this building the finest I have ever seen. The Tiki has 45 total units. I'm not quite sure of the breakdown, but I'm guessing there are 30 1 bed/1 bath units, 10 2 bed/1 bath units, and 5 3 bed/2 bath units. Given the high rental rates in this neighborhood, I'm guessing this building throws off at least $70,000 monthly gross income.           We saw a nice improvement in the number of homes sold here in the Hollywood Riviera (27% more) in this last, 4th quarter of the year vs. the same quarter of 2007!  Lower interest rates may have gotten many media-scared buyers to finally realize what a great buying opportunity it really is!  Although for the year overall we saw 30% fewer homes sold (91 in 2007 and 64 in 2008), our average selling price was only down about 6% (attributed to more lower end sales and fewer higher end sales).  The average days on market nearly doubled (66 days this year vs. 39 last year).  The biggest part of the slow-down for number of homes sold occurred in the $1.2 million + price range.  There were 30 homes sold in this range in 2007 and only 21 homes sold in the higher end of the market this y...

For Sale Vs. Sold Last month, numbers were indicating that we would see continued high sales in November, the likes of which we had been seeing for the prior few months.  We see now that November sales were only half of what we anticipated. So, is this all bad news?  Not really.  Though sales were lower than expected, November is seasonally slow so that has to account for at least part of the slowdown.  Also, inventory has continued to decrease, which indicates continued growth of market stability in North Redondo Beach.  Fewer and fewer properties are getting listed.  Homeowners who don't have to sell, aren't.  A personal observation is that North Redondo Beach seems to be a favorite for first time homebuyers.  Many first time homebuyers are looking to make North Redondo Beach the loca...

For Sale Vs. Sold Compared with North Redondo Beach, South Redondo Beach sales have paled in comparison.  However, October saw some relief, tying with April and June this year for the highest number of sales - typically unheard of in the fall months.  But with only 3 pending sales, expectations are low for November sales. Days on Market - Sold Vs List Price (as a Percentage) In last month's report, I mentioned that I felt that South Redondo Beach sellers were asking too much for their homes.  The graph above demonstrates the accuracy of that statement, as most homes in October that sold, did so at around 8% below the listing price!  In most other areas, we see sale prices around 3-4% below the listing price. For Sale Vs. Sold You know all the media focus on how badly the real estate market is doing?  Well the graph above is a reason why you have to take everything that they say with a grain of salt.  North Redondo - and other South Bay areas - have been faring not too badly, when it comes to several key measures. A steady continuation of the inventory reduction is occurring, along with a continuation of swift sales into the fall.  Typically, we see a seasonal reduction in the number of sales starting around September.  But that has not been the case.  Even more promising is that the number of pending sales in October is still rather high, at 13.  That means that we can logically anticipate that November will have at least 13 sales. Investigating the Hollywood Riviera real estate market?  Here's an update for you. As of September 1, 2008, there have been 21 homes sold.  That is much higher than this time last year when 15 homes sold during that same period.  That's a nice little 28% increase in the number of homes sold!  Good news at last!  Homes that are priced well are seeming to go into escrow quickly still.  For example one on Via Monte D'Oro recently went on the market for $1,199,000 (under $1.2K seems to get a lot more attention these days) and sold in 9 days for $1,150,000.  That was super quick - I heard they actually had multiple offers - 3 of them.  The average price of the solds last year was $1,051,547 and the average this year is $990,183 - a near 6% drop in the average price.  So seems we have more ho...

The Riviera Village will ring in their annual Holiday Stroll on Thursday evening, December 4th, 2008.    Festivities begin around 5pm and run til 9pm.   Meet Santa, ride a horse-drawn carriage, watch the little dancers from Dance Forever perform as well as other street entertainment, carolers stroll along the streets, business owners graciously open their stores and often offer hot apple cider and other sweet treats.   Strolling along Catalina Ave under twinkling lites is a wonderful community event not to be missed!
